  In November, 667 single family homes sold through the Pikes Peak Multiple Listing Service.  It's been our slowest month for 2007 home sales, but just shy of the 669 homes sold in February and 673 in January.  Both the average ($252,074) and the median ($207,500) single family home price is up from October.  9,351 single family homes sold through November 30th of this year.  November saw 5,967 total active listings; since July, the number of active listings has dropped each month.  85 Condos/Townhomes and 52 pieces of land also sold during November.  Based on information from the Pikes Peak REALTOR Services Corp.  RSC does not guarantee or is in any way responsible for its accuracy.  Data maintained by RSC may not reflect all real estate activity in the market.   Ken and Sandy Wickham ...

Powers, Colorado Springs Market ReportThe Powers area in Colorado Springs covers almost 22 square miles and includes Peterson Air Force Base and the Colorado Springs Airport. The northern and southern boundries are Woodman and Drennan respectively. The Park. The Greenhaven Park has been such a lifesaver for us, as we have 2 children who LOVE it there! And? That is a whole lot of grassy areas that I don't have to mow! If you live in Colorado Springs, you know that Woodmen Rd. is the only "real" East/West thoroughfare, and Powers Blvd. is one of the only "real" North/South thoroughfares (2nd only to I-25). You will also know that the intersection of Woodmen Road and Powers Boulevard has been a construction nightmare for months ... I remember being stuck in traffic at that one particular intersection for over a 1/2 hour, on more than one occasion! Not sure what I'm talking about? Better ask your kids! Most will be able to tell you - to the minute - how much longer it'll be till Christmas! (Yes - today IS the 4th....and if you celebrate Christmas - that leaves you 20 days to do whatever it is you have left to do....be it shop, decorate, plan, mail cards etc.) If you have kids - you know that December 24th is the LONGEST day for them...it stretches, like elastic. The average listing price for a home in Briargate is 327,746 and the average selling price is 304,933, this means sellers in this area get on average 98.01% of their asking price. Let the holiday festivites begin!  Downtown Colorado Springs will host two wonderful family events this Saturday, December 1. The new home construction in Colorado Springs has dropped quite a bit in the past year, but according to the past 5 decades this is perfectly normal. According to David Bamberger (local consultant and economic researcher for David Bamberger & Associates and columnist for the Gazette):"New home construction in the first 10 months of 2007 fell to 2,744 units from 4,045 in the same period in 2006, a decline of 33.2%. There has been a fierce debate raging in downtown Colorado Springs over the conversion of our main downtown thoroughfare from a one way street into a two way street. For a number of years now, a small (5 block) portion of Tejon Street has been one-way. It was converted 35 years ago in an effort to allow vehicles to exit the downtown core as quickly as possible. As if the construction of the new Vista Ridge High School to the North of us isn't entertaining enough ... Just west of our Greenhaven neighborhood, there is some more earth-moving activity ...We DO know that it is a new residential neighborhood of single family homes. According to a recent report, Colorado Springs ranks as one of Drunkest cities in the nation. "Colorado Springs is the third "drunkest city" in the country, according to Men's Health Magazine. This amount represents the difference in monthly house payments with loans at 6.4% vs 6.6%. To some this amount is trivial - a few latte's at Starbucks. To others, especially those going through rough times, it can mean a phone bill gets paid, groceries, a drug refill or a winter coat for a child.Recently we had an offer on one of my listings.
