In Colorado Springs, homes for salesat on the market for an average of 89 days in 2007. The lowest days on market were in July, at 74 days. The highest DOM was in January (104) and December (109). Although the 89 day average is up from 76 days in 2006, and higher than we have seen in a long time, it is still at the 3 month mark, which is good news for people who have a home for sale. Here is a graph showing the average days on market from 1997-2007. Our Real Estate market DID vary from neighborhood to neighborhood, regarding days on market. The Colorado Springs Housing Market  did well in December of 2007 and is still stronger than many other housing markets in the nation. Homeowners saw a healthy appreciation in 2007 and homes for sale are still selling around the 3 month mark. The first neighborhood to open in Wolf Ranch (a neighborhood in NE Colorado Springs) was Westcreek- south of Research Parkway. Westcreek opened in January of 2004. The Outlook at Wolf Ranch is the first Wolf Ranch townhome community, located in Westcreek  - built by Engle Homes. Since Colorado Springs Ranks #3 Drunkest City in the US, and New Years is a very "drunk" holiday, McDivitt Law Firm has agreed to pay for ALL TAXI RIDES to Colorado Springs addresses this New Years Eve. The JPPSO (the Joint Personal Property Shipping Office) here in Colorado Springs only gives you a couple of hours to respond to them when your household goods get to the area or it gets put into temporary storage. With our recent move, our goods were put immediately in storage without a phone call until the next day (reason’s unknown). Sitting down to read a good book, in this day and age, can be difficult - if not impossible. Occasionally I will get a request to do something that I simply am not authorized to do as a Colorado notary public. Today was such a day, and a Medallion Signature Guarantee is such an act.The man told me that it was for transferring stock between himself and his father. It reminded me of the time when I had a stock certificate that I wanted to transfer to my brokerage account so that the shares would be in "street name". I took the stock certificate to Wells Fargo, where I have an account, and one of the bank employees affixed a Medallion Signature Guarantee stamp.  But this man told me that he didn't have a bank account. With so many foreclosures in Colorado, buyers are considering bank owned properties when looking to purchase a home in Colorado Springs.  Before you make the decision to purchase a bank owned property, take time to do your research. The foreclosures that are not sold at auction are then returned to the bank and classified as an REO (Real Estate Owned) property.   There is no longer a mortgage loan to be paid on the home since the bank owns the property.  Do not make the assumption that you will get a good deal for a home just because it is bank owned; the bank still wants to get as much as they can out of it.  Transactions for REO properties differ from those of other home sales.  The listing agent will require paperwork with original signatures and will present the offer to the bank by...

The long awaited BAH rates are now available for 2008.This is the time of year everyone is waiting to see if they will get more for housing. But dont worry, if your BAH went down, you dont get less for housing, that is locked unless you fall into a couple of circumstances. But if the rate went up you will get the higher amount now if you are still at the same duty station. If you are moving in 2008 you will get whatever the rate is for that new duty station.  Depending on where you are at in the country, the rates can jump by a few hundred dollars to only a few dollars.  BAH rates are determined by rental data not mortgage data. Back in April I wrote an article: Getting ready for closing day. It contained tips for the borrower. One item that I didn't include was 'Be on time'.Being on time for your closing can mean the difference between your loan documents being shipped out that day and not. Last night was an example.  I had a closing scheduled for 6 p.m.  I knew going into the closing that it would be impossible to get the documents out if I dropped them in a drop box. 6 p.m is when the courier makes the pick up.  But I could get the documents shipped that evening if I took them to the shipping center, where they accept packages as late as 7:30 p.m..
