West Ador is a Cedaredge neighborhood that has seen a lot of price improvement over the last year. In the past this neighborhood experienced a fairly high foreclosure rate that caused property values to drop. Those values are coming back. Let's take a look at that the sales history for the last three years. In 2014 three homes sold. Two of them were bank owned and one was a bank owned home that was bought, fixed up and resold. The average sales price was $125,400 and the median sales price was $134,900. The average days on market was 151. The sold price range was $86,300 to $155,000. In 2015 two homes sold. The average and median sales price were the same at $127,500. One bank owned home sold for below market value. The other home was a traditional resale with a motivated seller. The a...

This is one neighborhood that has seen some major price improvement over the last year. Sales activity has been fairly good so far this year and with no foreclosures on the market, this neighborhood is holding it's value very well. Actually prices have increased 62% compared to the average sales price in 2015. I know that sounds unbelievable, but it's true. Last year the average sales price was $127,500. There were two sales...one was a bank owned home that was extremely under priced for the neighborhood. It was listed at $100,000 and sold for $110,000 due to multiple offers. The other home sold for $145,000 and the MLS stated the house was priced to sell, and it was. So far this year four homes have sold with an average selling price of $206,500. At this time there are no homes in th...

This is a neighborhood that has seen some major improvement over the last year. Increased buyer activity and a diminishing foreclosure market have really helped neighborhood property values. There are some slight changes in the market since last month's report. One home has sold in the last month. The average sales price for this neighborhood is $206,500. Compare that to last year when the average sales price was $127,500. That's almost a 62% increase. Last year's low average sales price is easily explained and not necessarily indicative of property values at that time. There were two neighborhood sales. One was a bank owned home that was price way under market value, and the second sale was due to a motivated seller. Four homes have sold since the first of this year with selling pri...

There's been some changes in the West Ador neighborhood real estate market. There is good news to report. We've seen the number of sales increase from last year and the average sales price has gone up. Here's one of my previous real estate market reports for West Ador. Let's take a look at the numbers: So far this year there have been three sales in West Ador. The average sold price is $213,333. Compare that to 2015 when the average sold price was $127,500. This low average sales price can easily be explained. There were two sales in 2015. One was a bank owned home that was under priced for the neighborhood and the other was a seller that was motivated to sell. Those were the only sales and they resulted in a low average neighborhood sales price. So far this year there haven't been any ...

West Ador Cedaredge Homes for Sale Real Estate Information March 2016The market is slow and steady in West Ador Subdivision. This neighborhood doesn't experience a lot of turnover. It's a place the residents love to call home, and there are a lot of good reasons for that. West Ador has nice views of Grand Mesa. Some of the homes back up to open space for even better views and great sunsets. It's a low traffic area with no thru streets. The neighborhood is centrally located to a lot of what Cedaredge has to to offer. The homes are mainly one story, but there are a few two story and bi level floor plans. Here's a look at the current real estate market activity since last month's report: There are two active listings. They are priced at $225,000 and $239,900. Two homes have sold in the las...

West Ador Subdivision Cedaredge CO Real Estate Information Feb 2016Real estate activity is slow in West Ador and that's mainly due to the lack of homes on the market. This is a popular neighborhood with buyers. The homes are well built, the views are very good and there's no thru traffic. Not much has changed since last month's report. There are two listings available right now. They are priced at $225,000 and $239,900. There are two homes under contract. The listing prices are $200,000 and $205,000. In the last year two homes have sold. One was bank owned and sold for $110,000. The other had a motivated seller and sold for $145,000. These two properties are not a good indication of what homes are worth in this neighborhood. The two homes that are currently under contract are a bett...
