Buena Vista Colorado Home Prices up: Sept 2013   Buena Vista, 25 minutes north of Salida Colorado is increasing steadily. The number of active listings in Buena Vista increased by 5.6% from the August. The median number of days active properties have been listed is 119, which makes Buena Vista a seller's market. Generally, the fulcrum is 180 days to sel. Buena Vista is well under. We do have a difference, however, in the homes in town and those with >1 acre which are out of town. The average days on market for homes in town (<1 Acre), however is 192, still significantly better than it was but still considered a buyer's market. Home Sale Prices in Buena Vista Colorado: February 2013   Buena Vista Colorado, 26 miles north of Salida Colorado is starting to speed up. Sales are brisk. The graph below could be misleading, however. It does not indicate that listed homes are selling for a dramatic discount. The average list to sell percentage is 98%, as good as it was during our best years. To date, most of the homes that are selling are below $200,000.   The median list price in March for single family homes in Buena Vista is $334,000. Buena Vista Colorado Real Estate: January 2013 Market Report   Buena Vista had a slow January, similar to what we saw in the Salida Colorado Real estate market report for January 2013. There were no home sales (homes with less than one acre), 1 home with acreage that closed and 5 parcels of land. We have not seen activity around land for years so this number is encouraging. Days on Market are still pretty high in Buena Vista (between 279 days for homes with acreage to 880 days for land). Denver is enjoying a brisk seller's market but we are still in a buyer's market. It would take .... 172 months for all of the current homes to sell and 55 months for all the current land listings to sell. Salida Colorado Real Estate Quarterly Reports Series: Buena Vista The MLS board has just published the 3rd quarter residential home sales activity and this is the 2nd of 6 in the marlet report series. Since our MLS area is small and broken up into small communities, I have taken each one to help you get a feel of the entire area, not just Salida Colorado. The entire list can be found at the end of this post. The town of Buena Vista has a population of 2638, about 1/2 of Salida Colorado at 5274 (2011 census). Interestingly, that little town has almost as many homes for sale as Salida (187 versus 199). Similar to Salida, there are more new listings on the market than this time last year (a 21.6% increase). Buena Vista Colorado Market Report (25 miles North of Salida CO) Buena Vista, 25 miles North of Salida Colorado, is starting to see the real estate market stabilize.
