We have felt lucky since moving to Broomfield, kind of like we found a "hidden" gem. Well the secret is no longer a secret. "Money" Magazine has let the cat out of the bag. Broomfield was named the 19th best city in the United States to live in.    It really is hard to keep a secret. Broomfield is a community with a healthy mix of homes, ranging from cozy starters to executive mansions. An abundance of parks, trails, recreation facilities and first class shopping make our city a great place to call home.  With a median income of almost $97,000 and a median home price of $260,000 it has something for everyone.     This snapshot of the real estate market in Broomfield, Colorado provides info on homes for sale, under contract, sold in the past six months, and days on market using information taken directly from Metrolist on July 19, 2010. Absorption rate is an estimate of how long it would take all the houses currently on the market to sell, if no new ones were added, based on how many sold in recent months. It’s an artificial number, of course, but a good indicator of market trends. I think it's one of the most useful statistics we can be aware of.  I believe absorption rate is more valid than ‘days on market’, because DOM is quite skewed by short sales, which stay on the market considerably longer. Broomfield doesn't have as many homes available in the lower-end price spectrum as other nearby...

Who Were They? Marital Status: 49% Married, 25% Single Females, 12% Single Males Age:  53% Aged 24 to 34, 12% Younger than 24 (That's impressive!) Area:  52% Purchased in the suburbs, 22% in Urban areas, next highest area was a small town It seemed like literally EVERYONE was purchasing a foreclosure, but in reality, even though 56% considered it, only 11% actually did.

Broomfield has many great options for the downsizing baby boomers.  The development of which I would like to speak today is called Gate N Green.  It is for the 55 and over age group.  It was built in several phases between the early 1970's and late 1980's.  The homes there are all ranches with 2 bedrooms, 2 baths and 2 car garages.  It's centrally located in Broomfield and very near the local golfcourse.  On the grounds there is an indoor pool to swim in year round, a nice clubhouse to use when the family comes to visit and near open space to go for a nice leisurely walk. If that's what you think, please read on.....  I was driving to an open house today which I was hosting in Broomfield CO, and I noticed many signs of spring.  There was one sign of spring in particular that I noticed.   An older couple, both with graying hair, taking a leisurely walk down the sidewalk together.  They didn't seem to be in a hurry.  They didn't even appear to have much to say to each other.  No longer did they need to rush to that next appt. or did they find it necessary to always come up with something to say to each other.  When I was younger, I remember times when I would spot an older couple in a restaurant or in the car driving down the highway that didn't seem to have a thing to say to each other.  I remember thinking that it was very sad.  But now I think I finally...

During the last 6 month period ending mid Feb. 2010, 37 homes have sold within the Broadlands subdivision located in Broomfield CO, at an average net price of $408,285 and 91% of the listing price.  Days on market averaged 162 days, but that included two homes that were on the market for 835 days and 1227 days. Excluding those 2 homes, brings the average DOM to around 111 days.  Average sq. ft. price was $159.  Out of those 37 homes, 3 homes or about 8% were short sales and 6 homes or about 16% were foreclosures.  That totals about 25% of the homes sold during that time period that were in some type of distressed situation.  That is a higher percentage of distressed sales than in the past, but is still not bad at all comparing it to many other areas in the north metro Denver area.

Broadlands, a local golf course community in Broomfield CO seems to be holding it's own relative to homeowners being in a distressed situation when selling their homes.  According to the last 6 mos. of sales in that subdivision, only about 20% sold in either short sale or lender owned (already been through foreclosure) situations.  Many other areas within the Denver metro area are much worse off.  But I have also noticed that there have been many properties in the Broadlands that have been for sale, but then withdrawn from the market.  This was probably because the decline in market value will not enable those homeowners the opportunity to walk away from their homes without bringing money to the table at closing.
