February 2012 sales were at their highest level compared to February of 2011 and 2010. February year-to-date sales of 21 are running 61.5% ahead of last year's year-to-date sales of 13. The Median Sales Price in February was $240,000, up 21.5% from $197,500 in February of 2011 and down 34.2% from $365,000 last month. The Average Sales Price in February was $239,245, up 13.9% from $210,093 in February of 2011 and down 41.6% from $409,853 last month. 8 new bank owned or Govt owned properties this week. Actually that is not correct. One agent put in a short sale as bank owned. A short sale is when the lender will not receive FULL payment for the money they are owed. Now you have a 3rd party involved (and maybe 4) as the Servicing Lending Institution has to take the offer to the party that has made the loan. When many people hear of Berthoud Colorado, they often think of Berthoud Pass.
