Comparing 2006 to 2007, the average home price across the metro dropped 3%, to $303,000. The half of 2008 was $275,000 vs. the first half of 2007 was $306,000: a 10% decrease. These numbers will be slightly different than Metrolist, as they are just Denver Metro and don't include outlying areas like Fort Collins, Colorado Springs, or Boulder. The average price of a foreclosure dropped -6% to $168,000 in the first half of 2008. The average short sale was steady at $212,000. The average price of a non-distress sale decreased 5% to $352,000. Recap of First Quarter 2008 Home Price Performance By Lon Welsh and Terry Wenze, Your Castle Real Estate. The average home price in Metro Denver increased +2% in the full year 2005 to the full year 2006, from $309,000 to $317,000.  Comparing 2006 to 2007, the average home price across the metro dropped 2%, to $311,000.  The first quarter of 2008 was $278,000 vs. the first quarter of 2007 was $296,000: a 6% decrease.  Note that prices in the first quarter are usually a bit less than the rest of the year.  This is because families that tend to purchase larger, more expensive homes tend to move in the summer months when their kids are out of school.     The average price of a foreclosure or short sale dropped -3% to $188,000 from 2006 to 2007.  The average price of a non-distress sale incr...

Last week was the Grand Opening of the new 24 hour Super Sport in Centennial, Colorado.  I was able to get a sneak peek of the club the day before because I decided to torture myself through a 2 hour kick boxing class.  I took a few pictures that I would like to share with you.  I am little perturbed though because I have been a 24 hour fitness member for years and because this is a Super Sport there is an additional $10.00 per month surcharge which I am not totally convinced yet If I want to pay that.  Is it worth a couple of new machines and a juice bar???  The club is beautiful though, but pretty much seem to have the same equipment as the regular sports.   There are 2 swimming pools instead of the usual only 1 pool, there are racquet ball courts which the sports do not have and indo...

An article from the Rocky Mountain News, reports that the busiest home-construction site in the Denver area this week may be a stretch of road east of Interstate 225 and north of Colfax Avenue in Aurora.  As part of the Habitat for Humanity Home Builders Blitz 2008, Renaissance Homes started a seven-day project to build four starter homes along East 18th Place.  In addition to Renaissance, others participating are Fuller Custom Homes, Sattler Homes, Malibu Homes, Austin Signature Homes and Harvard Communities.  According to Heather Lafferty, executive director of Habitat for Humanity of Metro Denver, building the small, energy-efficient homes normally would take three months.  In regards to the builders, she said, "On one hand, they are not quite as busy as usual, so it's easier to find...

Ok so I had I new diet ice cream, well frozen yogurt. ( almost ice cream, right???)  At the Cold Stone in Southlands Mall located on the south side they have a new Healthy indulgence product called: Nrgize yogurt, and only has a whopping 25 calories a serving!!!!!.  You can also mix anything into it you want. (but this doesn't mean chocolate chips, Oreo cookies, nuts and caramel :), then you are defeating the purpose)  But you know maybe some fruit and nuts, that would be satisfying.  I am not sure of it gave me energy though.  But check it out.  Also don't forget when it is your birthday you get a free ice cream there!!

I have been doing Mat Pilates for several years but I have been wanting to try the reformer for quite sometime now.  My sister in law, Mandy and I actually got in touch with Parker Pilates through a broker open house that had vendors there.  We have taken 2 duet reformer classes.  2 people with one instructor for about an hour.  This is our instructor Joanie.  She has been an amazing instructor.  The studio is located at Parker and Twenty Mile behind the vitamin cottage.  The studio is very calming and serene.  After 2 private duet classes we are ready for the regular reformer classes.  Since they only have 4 reformers the classes are always small and you can get alot of personal instruction.  After both classes my core was really tight and sore the next day.  I also felt lengthened and...

I got turned on to a great website: www.walkscore.com How It Works Walk Score helps people find walkable places to live. Walk Score calculates the walk-ability of an address by locating nearby stores, restaurants, schools, parks, etc. Walk Score measures how easy it is to live a car-lite lifestyle-not how pretty the area is for walking.  -walkscore   The site will score the address from 1 to 100, if your address is totally car dependent or you can walk to everything you need.  Of course this would be a more appropriate tool for a listing that has a high score, but it will also give you a list of the nearest grocery store, gas stations, banks, etc and exactly how many miles it is from the address.  Great for someone who is new to the neighborhood.   The other thing I liked was they promo...

For all you locals around zip code 80016, just wanted to let you know about one of my favorite local Italian restaurants.  Armando's.  Well all the dishes are fab, I love the ciopinno (a seafood like stew in a tomato base), served up with a side of garlic bread.  My husband usually goes for the heavier dishes like chicken breast stiffed with cheese, garlic and spinach in a cream sauce, yum.  Oh and their garlic knots are to die for.  Skip the soup and salad, not that great and the main portions are huge so you do not need them.  Grab a glass of wine though,  pours a nice sized glass cost about $5.00.  Be prepped to wait to be seated when you get there.  Most times there is a wait but usually not more than 20 minutes.  And if you love pizza this is the place for the best deep dish.  Orde...
