"Short sales dominate the market!"  That's what I keep hearing, and maybe you do too. But I have a message for home buyers and home sellers in Arvada, Colorado - it simply ain't true here. Please, don't get your real estate 'facts' from the national news. Just five minutes ago I did a little research - in the past month, 146 homes sold in Arvada. If you've been getting your real estate info from the national news, how many of those would you guess are short sales? How many would you guess are bank owned (foreclosures)? Go ahead ... pick a number. Now, I'll tell you the answer - only FIVE were short sales, and only THIRTEEN were bank-owned!  If you add them together that's 12% of the market. Now, I do wish there were no short sales or foreclosures. Even 12% is too many. I do wish everyon...

I had to stop in at a restaurant in Olde Town Arvada recently (The Archive Room) to get a document signed. It was the middle of the afternoon in the middle of the week. I expected to see not many people out and about in our sleepy little town. But to my surprise, the streets were hopping!  People were out shopping, eating, meeting friends and just enjoying the ambience of Olde Town Arvada.  The flags that were hung in observance of Memorial Day snapped in a gentle breeze and added to the festive atmosphere. I just realized that in a few months, I will have been selling houses in the Denver area for ten years. It was a huge surprise, not in the sense of how fast time flies, but considering how many times I nearly gave it up. Going way back to real estate school - on the last day of class, the teacher divulged the discouraging news that the vast majority of people who get their real estate license quit in the first year, and something like 90% quit in the first two years, because it's just such a tough business. Now, I don't see myself as a 'tough' lady and I remember thinking, "If you had told me that BEFORE I gave you all that money, I wouldn't be sitting here now."   I saw this article and the words, '72% could buy a home' caught my eye, so I'm using it just as I saw it - except I added the 'if they have a job' part! I wondered, "How does Arvada real estate compare to this article's claim?" I'll address that later, but first, here's the link to the CNN story for those of you who like to read it yourself. The goal of this post is to help house hunters between Denver and Boulder not get discouraged if they don't get the first house they write an offer on. It can be a winding path! You might be just getting started, and not even want to think about such a thing happening, but take a minute to read through, I think you'll find some good advice. First, if you're in the price range below $200,000, there's a lot of competition out there. Not only are there are lot of active home buyers (even now that the government stimulus has expired), but investors love this price range too. I'm standing in a house for sale, in a small town between Denver and Boulder (Arvada), with a nice couple, and both of them love it and want it. But they won't write an offer, because they haven't seen enough houses.  Someone told them once that you shouldn't write an offer on the first house you see. Now for the back story - I had already seen every house for sale in Arvada in that price range, and had shown this house to a different couple who didn't buy it because of a very specific issue that most people wouldn't care about. First, here's the link to the Wikipedia definition. The type of short sale I'm talking about is when a home owner needs to sell the house, but they owe more than it will sell for. They may have more than one mortgage, and there may also be late HOA payments or other liens such as unpaid water bills, plus taxes need to be paid up until the day of the sale. If they fall behind on the mortgage, the bank(s) may have started foreclosure proceedings, or second mortgages may have been sent to collections. If you plan to buy or sell a home this year, be sure to hire an agent who is not afraid of change, is able to keep up, and who works hard! There are 18 homes listed for sale in Arvada between $300,000 and $325,000. But only four of them have at least 1/3 acre lots. "If you smell it, you can't sell it."  Dad used to say that to his sellers.  I now tell it to mine too. The wrong odors in your home can drive buyers away and kill the sale of your home.  Smells create atmosphere and ambiance.  Some common smells that deter buyers are pet odors, smoke, and mildew/mold. So, what can be done? Take the smoking outside.  (Keep in mind, smoke in the garage DOES seep into your home.) Do a deep cleaning, including the furniture, walls, floors, and carpets.  It will take some extra time and effort, but well worth it.  A fantastic company to help is ZeroRez.  If those pesky odors still linger, then consider painting the walls with a bottom coat of primer. I’m looking through a catalog of outdoor furniture and garden gear thinking, “People in Colorado shouldn’t buy that, or that, or that.” Then I realized, people new to Colorado might benefit from my years of experience with Colorado weather. So here’s my thoughts …. On the first page is a lovely outdoor floor lamp. It’s tall and stately. Don’t buy that – the wind will blow it over and you’ll be constantly picking it up. Until it breaks. Then you’ll throw it away.  (The same advice goes for those table umbrellas.)   Next page, some lovely cushions. Don’t buy those unless they have straps. The wind will blow them away and your neighbors will deny that they landed in their yard. Just wait until your neighbor buys cushions, and they should be yours soon.
