A Cute Cowgirl rides into Denver on Wednesday, stays for three days and leaves on Wednesday... How did she do that ??? I'm amazed by some of my eastern friends. They think Denver is a good ole boy, low down cowboy town. I even heard some people think we still carry a six shooter. Many years ago perhaps that was true. Today, Denver is a major metropolis. We are growing in our public transportation. This morning, I learned more of the Fast Track in Denver. Our light rail is improving daily. In just a few years it will employ over 10,000 folks....that is growing !!! Denver almost has it all. Denver has something for everyone from climbing a mountain to going to the theater. In Denver you, one can go skiing in the morning and golfing in the afternoon. In Denver you can yell with the Broncos...

But I feel it's very important to know which way values are headed before making a decision to buy or to sell a home, so this is one more step I take before recommending what price to list your home for sale, and to help you decide what to offer when buying a home.     Trend Analysis of Pomona Lakes Neighborhood in Arvada, CO   In 2007 three 2-story homes sold in Pomona Lakes, between $214,000 and $275,900. The average sales price for 2007 2-story homes in Pomona Lakes was $247,800 and average psf was $114.37. This snapshot of the real estate market in Arvada, Colorado provides info on homes for sale, under contract, sold in the past six months, and days on market using information taken directly from Metrolist on July 5, 2010. Absorption rate is an estimate of how long it would take all the houses currently on the market to sell, if no new ones were added, based on how many sold in recent months. It’s an artificial number, of course, but a good indicator of market trends. I think it's one of the most useful statistics we can be aware of.  I believe absorption rate is more valid than ‘days on market’, because DOM is quite skewed by short sales, which stay on the market considerably longer. I decided to add Arvada Colorado's Valley at Rainbow Ridge to my market reports, since there is so little activity in Rainbow Ridge itself and Valley at Rainbow Ridge is just down the hill south of Rainbow Ridge. Since my last report in early April, five homes have sold. Currently, three homes are available for sale and none are under contract.   *Those that sold were: 5203 Union Ct., which sold for $192,000 after 18 days on market (this was a 1242 square foot attached home with two bedrooms and two bathrooms) 12012 W. 56th Circle, which sold for $260,000 after 58 days on the market (a foreclosure that needed work, 1920 square feet, 4 bedrooms, 4 bathrooms) 11803 W. 56th Circle sold for $285,000 after 6 days on the market (1747 square feet, 4 bedrooms, 4 bathrooms)  12032 W. 56th Circle...

Awww...No Fireworks in Lafayette or Louisville? Come on down to Arvada! We have a great show every year, and the crowd's a lot of fun too. People of all ages getting patriotic together and having fun for free! This has been going on for 30 years - isn't it time you joined in?   Come early and visit Old Towne Arvada, check out the Classic Car show, there'll be music and concession stands. Then, as the skies darken and the day cools into a lovely Colorado summer evening, find your spot and get comfortable for a show that will last about 1/2 hour. We are starting to see the stats on how well the incentive program went and the bad results of not having an extension of the tax incentive. Homes sales are down nationally for May and June. So where is the incentive now ? For the moment we must all look for the incentive to just do it..just buy it. Lets take a look 1. Great -incrediable low interest rates. 2.
