See current market reports for Arvada, Westminster, and Broomfield CO (click the link) See Arvada Homes for Sale between $400,000 and $500,000 Read on for a report on Arvada Home Sales: If there's one thing I can say for sure about this price range for Arvada homes, it's that their sales statistics are consistent!  The line graph shows only the tiniest variance from year to year. The bad news for folks selling in this price range:  over 10 months' worth of inventory, and growing competition from new construction. Whereas homes in lower price ranges are closing above list price in greater numbers, only one of the Arvada homes sold last month between $400,000 and $500,000 closed at list price, the other three sold $18,000, $19,000, and $30,000 below list price.  None of these sales were n...

That's not surprising when you see 17 homes on the market and 13 sold last month, and check out the line graph for days on market! Four of the homes sold in this price range were new construction, which will continue to affect existing home sales. So distressed sales continue to be a drag on prices in this category. However, with 21 homes on the market right now, and 19 sold last month, they won't last long.  Buyers in this price range have got to make their best offer, and quickly.  Out of last month's 19 sales, 7 either sold at asking price or within $3,000, and 4 homes actually sold above asking price. I'm surprised the days on market is so high (51), but that's partly due to the fact that it takes so long to get foreclosures under contrac...

The Festival Playhouse in Olde Town Arvada - offering community theater since the mid-1970s.  Four decades and still going, what a charming way to spend an evening. A 160-seat venue is just the place if you want some 'community' in your theater. It's true that Arvada also boasts the well-known Arvada Center, and that's a wonderful venue too.  But visiting Olde Town Arvada, and relaxing in the comfort of The Festival Playhouse is special in a way that you really shouldn't miss. Celebrate St. Patrick's Day in Olde Town Arvada on March 16, 2013.  From noon until 6 pm Grandview Ave. between Webster and Olde Wadsworth will be flush with music, food, arts & crafts booths, family entertainment, Irish Spirit contest, beer & wine. This is the story of my boomerang countertop surprise, when visiting an Arvada home recently. The owners of a mid-century modest home in Arvada called on me to give my opinion on how much their home would sell for.  They told me on the phone about many updates, including a remodeled kitchen.   I assumed the kitchen would be the typical dark-stained wood/granite counters/stainless steel appliances, so I was taken by surprise when I walked in and spotted aqua countertops.    My first thought was, "Oh-oh - the kitchen is not remodeled, and my market analysis will be way off."     But when I got closer I realized the counters were brand-new, retro style 'boomerang' countertops. If you're looking for pink bathroom fixtures - don't forget to look in the backyard! While showing mid-century homes near Olde Town Arvada yesterday I discovered my client's hidden wish for a retro bathroom in an unusual way.  First, we saw an old pink bathtub (probably original to the home) that had been turned into a flower bed.  We commented on how charming that was, and my client said she had always wanted a pink bathroom. Shortly after that, she spotted the homes' original pink toilet off in a corner, buried under some remodeling debris.  She called across the yard to her husband, 'I found my pink bathroom - it's in the backyard!" It was a funny moment but brings up an interesting subject.  When remodeling an older home, when do you leave the original charm? (At least SOME of it?) ...
