Got a text from my mobile carrier and they said effective 6/17/22, area code 983 will be added to our current 303 and 720 area codes. Remember those days when you dialed ONLY seven numbers?   It has been a while.   Years ago, everyone had 303 for a home phone as well as a cell number, then 720 was added.   When you saw a home number you knew what part of town they lived.  Today, not so much.   The 720 numbers were usually for cell numbers only.

Greenfield is located in Centennial, with some of this neighborhood in the City of Aurora.    It is located off Arapahoe Road & Picadilly in the South part of the Metro Denver area.   It is located in Cherry Creek School District, which is just one reason this neighborhood is popular! I like to stay on top of the statistics for the community, and nice to review the numbers every month, or at least every quarter.   Most months there are just one or two sales.  For April 2022, there were four sales.     For this size of the neighborhood, we don't usually see many homes go up for sale in Greenfield or Greenfield Estates.    Here is how April 2022 fared: 4 properties sold priced at $760,000 to $925,000 Average Days in MLS were 4 days  Sellers saw 104.12% to list price    (last month 115.12%...

The stats are out for the month of April, and all the numbers revolve around the increase in interest rates.    With the 1% increase it priced out a few first-time buyers, and some buyers opted out when they couldn't get what they wanted.   This slowed the market, but not drastically.   The inventory climbed about a 1/3 for the month of April, as most weekends in March we saw 2,000 or less.   April's high hit 3,200 for one weekend.    This data is courtesy of Joan Cox - House to Home, Inc. I track data daily for the Denver metro area, and are seeing around 550 price reductions every week (to 3,000 listings) and around 200 homes returning to market in a week's period of time.   Both of these numbers have been steadily increasing daily. See what homes are currently available - Active Home...

In Aurora's semi-arid climate turf grass needs a lot of extra water to survive.  Water-wise landscapes are colorful, sustainable, and drought-tolerant alternatives that need less water to thrive.  These water restrictions will be enforced from May 1-September 30th, 2022 No lawn watering between 10 am and 6 pm - lawn watering, including with a hose or sprinkler attachment, however watering vegetable or flower gardens by hand is allowed during these times.
