A few years ago, my Sister passed.  We were very close.  She was the third in four family members closest to me that passed within 11 months.   Talk about lessons from life.  I could give you a few.  I'm sure for those of you who have experienced similar, you would agree! The other night I had a very quick dream.  It didn't really make sense to me at the time..until yesterday, when I was telling myself, that you needed to get these things behind you and 1) schedule dentist 2) schedule eye exam, etc.....When you are handling family affairs and selling real estate full-time, who has time to take care of themselves?  But it was time.As I began scheduling and taking care of things on my 'to-do-list' from yesterday, and then went to lie down for a few moments because I had accomplished a good...

We have had the most unusual (or so it seems) weather this year....well, last Monday, I learned first hand what carrying away means!  I took my shirt off to spend a few minutes in my garden.  That few minutes turned into three hours!  When I came in, I thought, oh, the beach sun must not be as strong as I thought?  Took a shower, and then seems okay...then took a nap.  Well, when I woke up, I was a tomato!  My back was fairly scorched! That night when I took another shower, I read up on home remedies and one of them was to apply Apple Cider Vinegar.  Well, to be honest, that saved a trip to Rite Aid, and was very soothing.  It dried up fairly quickly as well. I understand it has medicinal qualities to help heal the sunburn faster and more efficiently.  It's now two days later and I'm jus...

Welcome to the Vineyards in the Town of Apple Valley CA.I have a great new listing to show you!  It's been updated my one of the premier contractors in Town,  The updates really give the house an open feel. The wood look vinyl planks run throughout the home. The crown of the 5 bedrooms is the master suite, it has great light and an awesome bathroom with a soaking tub and a shower and duel sinks There are 3 other bedrooms off the living area and a 5th bedroom off the laundry room increase the privacy and would make a perfect office away from the other parts of the house. The house was recently painted outside and touched up inside.  The pallet is warm and inviting.  There is a 3 car garage, plenty of room for cars and stuff.  The patio has a lovely cover and increases your outdoor living ...

Commercial properties that you can add residential use to and by doing so purchase that commercial property for 3.5% down payment. 5. Warehouse(s) that you can turn into Live/Work.6. Investors - buyer purchases a 4-plex, fixeds it up, rents two out to pay the mortgage payment, uses on unit rent to purchase fod and lives "RENT FREE" what a way to start. 7.  Think out of the box. Higher interest rates can help your businessWhat happens when the interest starts climbing? Fewer buyers in the market make fixers that much more attractive. The  FHA still has a lower downpayment than most other loan programs. If you are doing business where there are a lot of older homes, or homes over a year old that need work you should consider yourself very lucky indeed.  You are sitting on a gold mine of sales.Example: Needles CA  has an abundance of homes that qualify for a 203k1. Older homes2. Small homes that could be added onto3. Single family homes that you add an ADU to make it fit your expanded family.4. Small investors can purchase four units, rent two out to pay the mortgage payment, have one provide you with money to buy food for the month and you live "RENT FREE" in th...

JUST SOLD OFF-MARKET: Vacant Land on Sunset Rd. Joshua Tree, CA. 92252Every sale has  some background history...one of my repeat client knew that I had a niche market  '...The Land Expert...' He reached out to me a couple years ago and told me that he had a parcel of land in Joshua Tree, CA 92252. He asked if I could give him ideas what to do... I gave him a ball park value range and told him it will be a long sale.  I also mentioned to him that if he is willing to pay for an appraisal and spend about $500 he will get an accurate number. He laughed and sent me an email chain form a local Real Estate agent who was willing to offer him 10 per cent of what I suggested as a list price.  Then he immediately sent me an appraisal he paid for after he got the low ball offer. The appraiser's num...

By Nataliya Isom, CPA helping taxpayers with IRS problems
A taxpayer may always stand for themselves before the IRS. However, many taxpayers find dealing with the IRS frustrating, time-consuming, frightening or all the above. The drawbacks of a taxpayer representing themselves are many: The taxpayer does not have the specialist's knowledge or realize what the choices are or how to get the lowest arrangement permitted by law. Three out of five Offers-In-Compromise presented by the taxpayer are denied by the IRS. Many taxpayer - negotiated offers bid to the IRS significantly more than is mandatory by law. The taxpayer may be too scared, exasperated or overwhelmed by the IRS to bargain a resolution successfully or contentedly. Most taxpayers are far better-off keeping their distance from the IRS and many prefer to leave the wrangling to their...

By Nataliya Isom, CPA helping taxpayers with IRS problems
Tax resolution is the process of developing and executing a solution to resolve a taxpayer’s IRS problem for both individuals and businesses. In the truest sense, the ideal resolution will solve the challenge permanently and settle the tax burden for the lowest amount allowed by law. There are quite a few distinct possibilities the taxpayer has at their disposal to sort out their tax problem with the IRS. However, relatively few taxpayers are aware of the options. Often, the taxpayer is not effectively informed by the IRS of all alternatives, let alone which option may best match the taxpayer’s individual situation. This is notwithstanding both guidance and rules from the U.S. Senate Finance Committee overseeing the IRS.Amond resolution choices are filing missing tax returns, disputing t...
