Market Report Homes for Sale Copper Hill in Yucca Valley - 2-2014 Now let's take a look at prices for the Active, Pending and Sold listings in the Copper Hill neighborhood of Yucca Valley: So it appears that the listing on Barberry, that's been on the market for close to two years (581 days, see above) is indeed overpriced.  Surprisingly, the standard sale on Selecta on 1-3-2014 was at one of the lowest prices, while the other sales were distress sales (short-pay or REO bank-owned). California Senator Boxer has introduced a bill that would create a new national park--the Sand to Snow National Park.  This new park would comprise of an area from Whitewater River, through Burns Canyon, and Pipes Canyon, all west of Yucca Valley. We already have a national park nearby--Joshua Tree National Park, and the Feds can't afford to keep up the parks that  we already have.  In my opinion, this is just more irresponsible actions on behalf of our elected officials.

The most significant impact the Marine Corps Air Ground combat Center has on Twentynine Palms and surrounding areas could be in population, according to a report by combat center  officials.  "Base employees, dependents and retirees form the majority of the Twentynine Palms population," the report notes. Using 2005 figures, the latest athat were available, the report estimates of the 27,387 people in Twentynine Palms, 69 per cent were directly employed, supported or related to the military in some way.  The report also points out that 29.5 per cent of the city's population is comprised of veterans. Signed by the President June 30, this bill offers education benefits worth an average of $80,000--double the value of those in the previous program.  It covers the full costs of tuition and books, paid directly to the school, and provides a variable stipend for living expenses. The original GI Bill signed by FDR in 1944 helped almost 8 million combat veterans afford an education.  According to a 1988 congressional study, every dollar spent on education benefits under the original bill added seven dollars to the national economy in terms of productivity, comsumer spending and tax revenue. Knowing  the relationship between the level of education and the level of income, this new bill is good news for the future housing market.

Interestingly, looking at the number of homes sold from June 2007 to June 2008 shows no change. There was 21 homes sold this year and last year (9 of the 21 were foreclosures). The median price has decreased from $228,671 to $185,630 (-19%). The local Board here in Yucca Valley just started using Supra lockboxes last year (I also belong to the Palm Springs Board and they have been using them for some time).  I like the idea of being able to see who and when the lockbox was opened.  However, I still use the old combo boxes in a couple of ways.First, I only hang lockboxes on vacant properties, and I use the Supra boxes.  However when the property goes into escrow, I'll hang a combo box during the time that inspectors and appraisers are going to the property, knowing that they do not have keypads. Second, I don't put lockboxes on occupied properties.  What I do is leave a combo box with the seller, and show them how to use it.  I tell them that burglers sometimes target homes with lockboxes.  If another agent wants to show the...

In the boom of 2005, 75% of my buyers were fist time buyers in their 20's.Keeping this in mind, a new real estate office opened in this area.  It's name is Monster Realty.  Several agents in the area commented, "what kind of name is that for a real estate office. My reply:  it's a good one!  This office clearly has its market in mind.  It used to be that a business name implied honesty or that it is large and established.  Well, the Gen x's and Y's have changed that.  They name their business names that sound like you have marbles in your mouth when you say the name.  Google.  GoDaddy. Of the 8,000 housing units in Yucca Valley, 70% are owner -occupied--the average family size is 3.  Just over half of the population is married, with the median income in 2005 at $37,000.  For those who work, the average travel time is 30 min.  Travel time from Yucca Valley to the Marine Corps Air Ground Combat Center at 29 Palms is about 30 min. or less.  Home Depot just opened here, and according to US News and World Report, Yucca Valley is in the top ten best places to retire in the United States.
