If You're Considering a Short Sale... DON'T RENT THAT HOUSE OUT!!!!   We've seen it dozens of times. Homeowners lose their income, or their job requires a relocation, or there's a sickness or death in the family, or any of the myriad of reasons borrowers start to have difficulty paying their mortgage. They rack their brains for creative ways to save their house and their credit from foreclosure.   Then they make the biggest mistake someone in their position could make. They rent the house out.   Here's the thing. Many renters today are former borrowers with a foreclosure on their credit, a basic knowledge of the process of foreclosure and "Cash for Keys", and sour impressions of lenders and banks.   Once you rent to someone, they have occupancy rights, and as a landlord you must abide b...

May 23, 2010 Lack of Inventory Turns the Inland Empire Region into a Seller's Market: Now is a Great Time to Sell Your Home In a blog posted last December, I made reference to the fact that the real estate market in the Inland Empire could be on the cusp of shifting from a Buyer's Market to a Seller's Market. Five months later and the market continues to shift in that same direction. Lack of available inventory, multiple offers, properties selling for above list price and minimal Days on Market are now now the norm. From standard sales (where the homeowner has equity in the home), to short sales (the homeowner owes more on the home than the amount owed on the loan(s) to bank owned sales (REOs); this shift from a buyer's market to a seller's market is across the board. If a property is p...

$8,000 TAX REFUND FOR FIRST TIME HOMEBUYERS I just wanted to remind you, the $8,000 tax refund for first time homebuyers will be ending 4/30/2010. Your home must be purchased by 4/30/2010, and escrow has to close by 6/30/2010 to get your refund of up to $8,000. The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $8,000. There are also income limits. Time is running out. The problem is that some escrows take longer to close, like short sales. As you know most homes are short sales now. That gives you 3 months from today to get your escrow closed. The fact that the credit is refundable means that the home buyer credit can be claimed even if the taxpayer has little or no federal income tax liability to offset. Typically this involves the government sending...

Glenn Alan Montenero was my "baby brother.'  He was born between my sophomore and junior year in high school on the sunny afternoon of August 26, 1963.  Oh my God!  I couldn't believe my parents were actually still having sex.   All that embarrassment changed the instant he was born and I got my first glimpse.   Here was this cute little person with bright shiny brown eyes.   My brother!  How  I loved him.   My parents named him Glenn Alan, but I soon called him "Pookie."  I called him that as a baby, as a child and, much to his chagrin, as an adult.  He told me as an adult;" You can't call me that now,  I have children, " so I gleefully changed it to Pookie Daddy and taught  his three girls to call him that.    I even put up a website called PookieDaddy.com   Some of my favorite memori...

Could it be? Could home sales in California actually be rising from the grave? Recent reports indicate there is a lot of activity going on that may indicate a reawakening of the California housing market. As many of you know, no state has been harder hit by the housing bust than California. Foreclosures in California have piled up since the beginning of the real estate downturn and California has endured some of the worst declines in property value and prices in the nation. According to a report by the California Association of Realtors (CAR), the median price of a single-family home sold in February 2009 was $247,590, down a whopping 41% from February 2008. But the median price of a single family home isn't the only thing that's dropped; new home construction in California has nearly d...

As most of us have witnessed to one extent or another, 2007 and 2008 were two of the worst years for the real estate market that we've seen in our lifetime. Some have compared the current real estate market slump to the real estate market crash of the 1980s, when the affordability of home ownership dropped drastically due to record-high mortgage interest rates, which peaked at a whopping 18.45 percent in October of 1982. While prices of real estate may not improve much in 2009, there are indications that we may see some semblance of a recovery this year. This ultimately means we could actually see an improvement in real estate prices that have been tumbling in a downward spiral for the past two years. One of the main reasons for this glimmer of hope is that many "experts" anticipated th...

Hello all my Inland Empire agents and Victor Valley Agents,   I need some agents to take advantage of a huge opportunity to get unparrelled exposure. Corporate has extended the PROMO for February. As an added BONUS, the first agent in the Victorville market and the Inland Empire (Valley floor) to respond will get a home featured on the COVER for free!   I know times are tough, however we all need exposure in this market and I have the best program out there.
