It is a crazy market out there.  You may find the perfect house with your realtor only to find out there are multiple offer on it. This can happen time and time again.  Hang in there.  I am a firm believer that if you have some patience it will all fall into place. I have a client that acturally put in more than 1 offer on homes that were short sales.  It can take over 60 days for the banks to approve them due to they are so backed up.  So a new listing came on the market. Just below my buyers price range.  I wrote the offer and had it signed by my buyer prior to even seeing the house. Got it accepted (a normal seller not a short sale or foreclosure) and the house was perfect. :)

Many purchase agreements may mention asbestos by saying "the buyer is aware asbestos may be used in the construction of this home." This can be a little unsettling. Asbestos is a known carcinogen. If disturbed it becomes an  inhalation hazard, tiny particles can be released into the air you breathe and lodge into your lungs. Asbestos is a common insulator used in many homes, and was used for everything from siding to tape wrapping for furnace air ducts and even sometimes in "popcorn" ceilings. There are several remedies that range from the simple to the complex. Your home inspector can tell you if asbestos is present in easily visible places such as siding, taping, and insulation, and recommend remedies if necessary. For the last couple of years after I close a transaction I immedialtly send out a survey.  This survey ask some very direct questions regards to performance, the lender experience and referrals.  Some people fill them out and some don't. If they don't I send them again and then in most cases I get it back.  Today I received the most wonderful survey of them all. My clients were so delighted with my performance and put it into wiriting and gave me permission to use it as a testimonal.  It is this wonderful input that motivates me most to keep helping the community making their real estate dreams come true.  It just made my day!!!

Speaking of  the greater Sacramento Region, it seems as if $200,000 is the level at which demand steps up to meet the supply.  Reports are that homes at $200,000 and below are experiencing multiple offers as of late. My previous post points out however that precious few of these low priced homes are available in Davis and Winters. Woodland and Sacramento seem to have more supply. As mortgage requirements get tighter, it is investors filling the void. First time buyers struggle against current economic conditions to save a down payment and qualify, while experienced investors with cash and financing snap up the bargains. This house is really the only example of Prairie Style architecture made famous by Frank Lloyd Wright in Woodland.  Built in 1916 and designed by architect John Hudson Thomas this house was considered radical for the area when it was first built .  The surrounding homes are mostly Victorian and this house stands out in the neighborhood.  This home was one of the first constructed in Woodland with an attached garage.  Learn more about Woodland's historic homes or find Historic Woodland CA Real Estate at www.DiscoverDavisHomes.com

With the housing market dragged across the news these days, many people are interested in looking at bank-owned properties.  Last month in the Sacramento market over half of all the closed sales were REO (Bank owned) homes. I have created a direct link to Woodland REO Homes  As of today, 2/26 there are 50 foreclosed homes on the market.  This number is actually greater as not all agents are imputing bank owned listings the same way into the MLS.  Woodland foreclosures range from newly built custom homes to small homes that may need a little (or a lot) of TLC.

Gable Mansion built in 1885 for Amos and Harvey Gable. The Gable brothers were early pioneers in Yolo County. The house is at 659 First St, Woodland.  Don't miss the Woodland Holiday Parade this Saturday, December 8th at 10:00 am.   This is one of the largest parades in Northern California and attracts 20,000 to 40,000 to Historic downtown Woodland.  There will be bands, floats, horses and lots of holiday cheer.  The parade will go down Main Street  starting from California Street and continues to East Street.This is the 43rd anniversary of the parade and is expected to have close to 175 entries.  This year's theme is Christmas around the Globe and the parade organizers even expect a visit from Santa sometime during the event.

The City of Woodland has created a very useful website called the Woodland Business Prospector. On the site, you can look up a variety of information on commercial properties in Woodland, CA. According to the site: The data is created and displayed using a Geographic Information System (GIS) that combines layers of information in order to better understand comprehensive details about a specific location and is powered by GIS Planning's ZoomProspector software. The website is provided by the City of Woodland, and is FREE.Some of the features include looking up land use zones, redevelopment areas, 100 year flood plain, as well as various planning areas in the City of Woodland.
