Windsor Housing Inventory Pinch Real estate inventory shortages are real. A Google search for "real estate inventory shortage" has articles from Florida, California, and elsewhere indicating that almost every area of the country has less inventory than last year at this time.   Windsor has historically been one of the more affordable areas in Sonoma County.  Because it was a rapidly developing suburban town for much of the last three decades, it has a pretty uniform mix of housing ranging from modest starter homes to larger executive homes.  Both these categories were hit hard by the crash of the housing bubble, primarily due to the large number of homes entering the market immediately prior to the bubble years.  You can see by the chart that available homes for sale has fallen in one y...

Windsor was the fastest growing community in Sonoma County for much of the last several decades. Residential subdivisions were being created on both sides of highway 101 and people fretted that Windsor sprawl would chew up the greenbelts between Santa Rosa in the south and Healdsburg in the north. Underlying all the REO activity I wrote about in my post about the Windsor REO market is the foreclosure process. Many homes in foreclosure are sold as "short sales" during the time between the Notice of Default and the Sonoma County courthouse steps auction. Still, houses do go on the auction block on a regular basis. Most go back to the bank when they place an opening bid that reflects the amount owed on the property. No investor will pay what the home was worth three years ago. They want to pay a discount on what the house is worth today, and when banks set appropriately low opening bids, the homes are sold to third party buyers who will typically fix and flip them. Windsor has been a hotbed for housing turnover during the last few years. As a consequence of new construction in the early part of the last decade,  entire subdivisions came on the market in the middle of the housing bubble. A large number of these homes have defaulted and gone back to the banks where they eventually get moved back into the market as REO sales. 179 Windsor bank owned homes and condos were on the market as REO properties during the course of 2009. Of these, almost all have been sold. Today, January 1, 2010, the MLS indicates there are only a dozen foreclosed properties for sale in Windsor. Of those, all but 1 house have been on the market for less than 40 days with 8 out of 12 on the market less than a month. There are people who claim we haven't seen a market bottom y...

I wrote about the red hot REO market in Windsor, California about a month ago. I thought it would be interesting to go back and revisit some of the key ideas to see if the market is just as active. Well, it's great news for the real estate industry in general. For the bargain hunters it's getting harder and harder to be a successful buyer for a foreclosed home in Sonoma County. The REO inventory is flying out the door and isn't being replaced fast enough. A month ago there were 12 active listings for foreclosed homes in Windsor. That number is now down to 8 bank owned homes on the market. During that same month, 24 REO listings have sold, 5 are pending, and there are 14 contingent sales in the works. The math is simple. Are real estate agents that good in Sonoma County...or are the banks holding back. Did Sonoma County agents really clear out almost all the available inventory of REO listings?  Looking for listings for a new client this week I started to realize the pool of available listings was dramatically smaller than it was a few months ago. I pulled the numbers for Windsor, CA where I have been active recently and was astonished to see less than a dozen active listings. Anybody who reads my blog knows I like diving into the numbers when reality slaps me in the face, so I got busy with the MLS and Realist databases. Two things are clearly going on based on the chart. It was brought to my attention that I had not posted February 2009 Sales Statistics for Windsor CA.  For anyone else wondering what sold in the residential real estate market in Windsor during February here you go.  27 Listings Sold i.e. Closed Escrow During the month of February 2009: List Price Range $175,400  -  $749,000  * Selling Price Range $172,000  -  $675,000 Total sales volume = $9,838,800  Average List Price $378,348  *  Average Selling Price $364,400 Median List Price $339,900  *   Median Selling price $335,000 Of these 27 listings, 18 were Bank Owned & 4 were Short Sales I will be posting 1st qtr 2009 stats later this evening for the county broken down by area.
