The thing I love the most about Westlake Village, California, is.. if you can't guess... ta-da! WESTLAKE VILLAGE, CA WEATHER! Yes, it's nearly always sunny and warm here. Well, last week we did receive some much needed rain... Thank goodness, because So Cal is in a major drought - our reservoirs and lakes are so low and the foliage and brush is quite brown and dry in certain areas. 2013 Real Estate Market Report for theSouthshore Hills Tract in Thousand Oaks and Westlake Village, CA 2013 was a slower year for sales in Southshore Hills, compared to 2012 2013 was a slower year for sales in the Southshore Hills tract of homes, located in Westlake Village, CA. Just 10 homes sold, 4 of which were distressed sales. In 2012, 15 homes sold in Southshore Hills, with no distressed sales at all. The average price of sold homes in 2013 was $776,500, compared to $839,000 in 2012. Since three of the homes sold in 2013 were short sales, and one was an REO, the lower price definately makes sense.
