Today, Apple launched it's newest and fastest iPhone - The iPhone 3G (S). The eagerly anticipated new iPhone has a few new features that were surprisingly not offered by the earlier phones. There's now a built-in video camera, voice activated controls, a compass, and enhanced messaging capabilities. Apple is also providing existing iPhone users with a free iPhone OS 3.0 Software Update. The new phone will have a 16-gigabyte model for $199 and a 32-gigibyte version for $299. Apple will continue to sell a second-generation iPhone 3G with 8 gigabytes of memory for $99 -- the cheapest price yet for the device. The disappointment of the day was a no-show by Steve Jobs, who was rumored to make a surprise appearance at the World Wide Developers Conference in San Francisco. Oh well, at least we...

California, and more specifically Los Angeles, has some of the best weather in the country. Most days are sunny and warm. Winters are mild, Summers are hot without unbearable humidity. And, like the song goes: "(Seems) It never rains in Southern California". But June is different - we have "June Gloom" - a marine layer of fog. This weather pattern that results in overcast skies with mild temperatures during late Spring and early Summer causes cool foggy mornings, where the sky is grey until about midday. Eventually the low clouds "burn off" and there's a hazy sunshine. Some people find this weather depressing but I think it's refreshing and different. I find the coolness calming. I aslo enjoy the occasional rain we experience at this time. It cleanses the air and makes everything look ...

For most homebuyers, bank owned properties, or REO's (short for "real estate owned") are the bargain of a lifetime. Most buyers see more opportunities than they have a chance to actually purchase, as these properties are very competitive and require a strategy appropriate with this market. Searching REO's: There are many websites touting the ability to search bank owned properties, yet buyers are often more confused afterwards than before. The simple answer is the vast majority of properties available to non-cash buyers are on the Multiple Listing Service (MLS) and those not listed almost always are not really for sale. I have lists of homes for sale from virtually every major lender, and every single listing is in the MLS. I also work with most of the most successful agents that specia...

The biggest challenge facing a professional real estate agent is to overcome the false impressions of the market. On one hand, overall volume and pricing is down in virtually every market segment. However, the lender owned properties are still uncommon in West Los Angeles and are still concentrated in 2 main areas: Area 16 Mid Los Angeles (south of the 10) and Area 3 Sunset Strip - Hollywood Hills West. Today, in our Multiple Listing Service (MLS) there are only 80 single family residences currently listed as Active listings that are identified as lender owned. Of those, 27 are in Mid-Los Angeles and 16 Mid Los Angeles, leaving only 37 in the balance of our MLS, covering from downtown West to the ocean, north to Malibu, and South to LAX. While there are less lender owned condos, they ar...

By Danny Mahelka I had a great conversation with a new client yesterday, a client who will be flying in from overseas in 2 weeks. This will be his first trip to the Los Angeles area.  He was referred by another client who had praised my knowledge of the individual neighborhoods in and around the Greater Miracle Mile area. I love to show out of town clients my Los Angeles.  I say my Los Angeles, because I live and work in an area that is unique and wonderful and maybe slightly overlooked.  Everyone knows about Beverly Hills and Brentwood, but many people outside of Los Angeles have never heard of Hancock Park or Carthay Circle.  What an honor for me to be able to show these wonderful neighborhoods to fresh eyes. For clients looking for beautiful homes on tree lined streets with great sch...

By Coco Clayman-Cook We could all use a little financial boost right now so why not take this opportunity to perform a little financial Feng Shui on our living spaces.  One important thing to remember is that Feng Shui seeks to bring wealth to your home; wealth brings a feeling of security and fulfillment, so ultimately what you are seeking to do is create an environment in which you feel secure and fulfilled. Locate the south eastern corner of your home.  For accuracy you may want to use a compass, but often you can figure it out logically.  Just remember that the sun rises in the east and sets in the west.  If you are facing the sunset the south eastern corner of your home will be behind you to the left.  Once you have located the appropriate corner it is time to do a quick make over ...

By Coco Clayman-Cook If you are newly retired or about to be retired you may want to consider the LA condo life style.  I will admit to being biased, I am a tremendous fan of this lifestyle.  As a resident of the famed Wilshire Corridor I have first hand experience with the benefits of vertical living. One of the greatest things about condo life is the convenience.  Vertical living allows you to be close to all of the things you want to be close too, while allowing you to enjoy privacy and safety.  I love the fact that I can quickly take advantage of world class dining, shopping and cultural events with absolutely no commute.  I know that I can lock and leave my condominium with confidence that when I return home there will be no surprises. Living in a full security building gives me th...

By Coco Clayman-Cook As the Holidays approach it is wise to get your home ready for guests, both expected and unexpected.  I like to take some time in early November to make sure that everything is in order in my guest room.  First I check make sure that the closet is clean, de-cluttered and available for my guests.  Then I take the time to stock my guest bathroom with lovely basket of a wide assortment of toiletries. I instruct my cleaning staff to perform a deep clean on both rooms and to properly air them out.  I make sure my pantry is stocked with quality ingredients to prepare a quick but tasty gourmet meal with almost no notice.  Lastly I put some of my favorite books from the previous year on the nightstand in my guest room to share with any visitors. Taking the time to prep for ...

By Danny Mahelka Another aspect of Los Angeles I love is that there is always something to do. The Grove features a series of events guaranteed to satisfy just about everyone. From children to adults, from freestyle to intellectual, each event has its own benefit for an audience. The musical entertainment interests me the most. The Whisper Lounge offers "Jazzy Sundays." Whether it is date night or just time to relax with some friends, "Jazzy Sundays" offers soothing, live jazz combined with gourmet hors d'ouevres and chilled cocktails. This combination provides a break from the hustle and bustle of the rest of The Grove as listeners settle into a sophisticated afternoon on the patio. I also like the convenience of big name artists performing at such an accessible location. One of The G...

Do you predict an uptick in the housing market in 2009?In our capitalistic system, the pricing of all goods and services is set by the supply/demand curve.  If supply drops and demand remains constant, or if supply remains the same and demand increases, prices move up.  There is another curve known as the fear/greed curve.  As people become fearful they will be left out or lose out, they make decisions accordingly based on anticipation of gain or fear of loss.  We are already seeing improved volume in home sales; and some pundits say these two models combined will continue to improve home sales and stabilize pricing in 2009.Hundreds of experts have expressed their opinions about the real estate market, and we certainly anticipate that the wild economic swings of the last 60 days or so w...

By Coco Clayman-Cook When you live in a luxury condominium it's important to make style choices with an emphasis on editing.  Less is always more.  That's why I think it is important to have a signature piece or color.  I have a friend who simply loves the color chocolate brown. It is a passion with her.  She is also a woman of remarkable test, with truly impeccable style.  When ever I visit her home I wait with baited breath to see the floral arrangement that will grace the table in her foyer.  It is always a lovely orchid arrangement that is nothing less than a showcase for beautiful white orchids and is featured in the most magnificent brown wooden container. The chocolate is warmed up with lighter shades of beige and brown and accents of red that warm you up. She even has a bit of a...
