How is the Real Estate Market on the West Side of Los Angeles CA? How do you compete in this market? Not long ago I went to dinner functions and people asked what I did for a living and when I told them I was a Realtor on the West Side of Los Angeles, CA, they patted me on the back and felt sympathetic. Then we politely switched topics. No one wanted to hear what I had to say: There are fantastic opportunities to buy now! Sellers are nervous and are willing to negotiate. The interest rates are at all time low, what a great opportunity to buy. Very few heeded my advice and thought I was just not realistic. Light Bulbs & More, West Los Angeles, CA. 90025 is the superstore for hard to find light bulbs. To give you a little background. The other evening we had a power failure in Marina Del Rey, CA. 90292. This lasted about three hours and Diane had our portable Lantern on to keep our home in a relatively light and safe condition. Needless to say she read in the instructions that the bulbs do not last a long time.   Hence my assignment was to get eight D batteries as a back up to the current ones for the lantern as well as two florescent light bulbs for the inevitable moment when one or both give out and we are in need to replace them. Kale: loved by many, feared by some, where do you stand? I love the Lacinato Kale Over the years I have read a lot about the benefits of eating Kale. Interestingly it has been one of my staple side dishes at the dinner table. I have always loved using this edible food as Decoration at the Thanksgiving Dinners and then the following day adding a new twist to the leftover Turkey. I have been a Kale fan when it was not cool, hip or trendy, so I am thrilled now it is becoming a more popular dish on the dinner table. In the Los Angeles $350k and below market, it's officially become "How Much Over Asking Do I Need To Write?" The Los Angeles residential real estated market in the $350k and below range is on FIRE!! Multiple offers all over the place.  In general, with properties that show well and are priced fairly, it has pretty much become a factor on how much over list price a buyer needs to write in order to get an accepted offer. It doesn't really matter what you or I think the value of the property is............. I had an email conversation this week with one of my buyers. It's a conversation I've had many times. What price to offer on a home is the question. Of course there are many variables when computing what to offer. It usually starts with comparable sales that I pull up. Once in a while, my buyer has something to say about that also.  They may have knowledge of a property that closed escrow nearby.  But sometimes that property isn't like-for-like, or perhaps the sale is to old to be considered a comp. Rising mortgage rates may seem like the last thing the economy needs right now. Then again, they may prove a tonic. One indication of whether that may be the case will be the coming weekly tallies of mortgage-application activity from the Mortgage Bankers Association. While Wednesday’s release might not yet reflect the sudden, recent turn in bond yields, the data could soon show if the prospect of higher mortgage rates spurs consumers to buy homes.
