After weeks of increasing active listings, this week West Covina is showing in drop in active Home and Condo listings, bringing the total active West Covina Home listings from 249 to 240, and the total West Covina Condo listings from 63 to 60. I have so far over 20 lease listings this year and a lot of times agents and applicants ask me how they can prepare strong applications that will be accepted by landlords. Actually, the answer is very simple - Follow the Instructions and be Straight Forward with the landlords. Most of the time, the listing agent include the required document for application in the MLS remarks.  The common requirements are C.A.R. (California Association of Realtor) application or any formal written application form, recent credit report within 30 days that also show the credit scores, and most recent 2 pay stubs for income verification. After five weeks of increasing active West Covina Homes and Condo listings, this week shows a decrease in active listings (297*, down from 305 last week) - however, the good news is that 11 properties (West Covina Homes) in the price range between $300,000 to $400,000 opened Escrow over the past week. West Covina Residential Real Estate sales drop drastically compared to August. West Covina is experiencing a somewhat extraordinary sales pattern - while most other cities experienced a big drop in Residential Real Estate Sales from July to August, West Covina Real Estate Sales actually increased significantly from July to August, from 56 to 74 sales (West Covina Homes and West Covina Condos). However, the declining demand seems to have caught up with the city in September, showing only 54 successfully closed Escrows (including West Covina Homes as well as West Covina Condos)*.
