With the new signs of economic recovery, we are seeing large amount of solid buyers/investors returning to the market with 20% to 50% down payment to look for bargains. The wave of purchase starting in March is causing a huge reduction of available homes for sale and subsequently driving the market price upward rapidly. Inventory is at all time low. Some cities such as Chino Hills and Phillips Ranch are having inventory level below one month supply. The market frenzy is further indicated by multiple offers on the same home driving purchase price upward to as high as 10% more than the asking price. Last week in Diamond Bar, a bank owned property on Silver Hawk received 30+ offers within 2 days it was listed for sale. According to the listing agent, bank chose an offer with offer price su...

This article is found at: http://homebuying.about.com/od/sellingahouse/qt/sellwithpets.htm Almost everybody loves pets except the home buyer who is buying your house. Don't ask me why, but that's often how it works out. Home sellers who adore their pets -- and I count myself as a huge pet lover -- have a hard time imagining the negative attitudes others harbor against pets. So, while this might be a bitter pill to swallow, if you want to get top dollar for your house, pay attention to how much you might lose with a dog or cat in residence. Why Don't Home Buyers Like Your Pet? - Nervousness. Pets make some people very uncomfortable. Not everybody grew up with a family pet or enjoys outings at the zoo. Fur and four legs does not a human make. - Fear. Real and irrational. It's not only dog...

If you purchase a newly built home from March 1, 2009 to March 1, 2010 as a primary residence, you may be entitled to a new state tax credit for $10,000 or 5 percent of the purchase price, whichever is less. For example, if you purchase a $1.2 million dollar new home from Three Oaks in Walnut or Pine Valley Estates in Chino Hills, you may receive $10,000 state tax credit if you live in the house as primary residence for 2 years. The credit will be provided in equal amounts (up to $3,333) per year, over three successive tax years, beginning with the year the purchase is made. The taxpayer must live in the home as their principal residence for at least two years. If he/she does not, he/she will have to repay the credit. I have closed several deals for my buyers that were short sales and have sold a few homes that are short sales and I still don't consider myself the expert of that trade. I don't truly understand how anyone can call themselves a Short Sale Expert even though I know that it's almost purely for marketing. That I understand and I do it myself. No Realtor or Broker can be an expert negotiator with the banks unless they want to spend all day on the phone and usually the TC department handles that part for the Realtors and Brokers alike. Even if you have a direct contact with the right person at the bank, they must be backed up with short sales and unless that particular short sale agent knows that you close a majority of your short sales then usually it waits like everyone elses. Sometimes t...

The approval of the Walnut Hills development by the City of Walnut (California) has many positive benefits for the community.  Putting the political and legal decision making process aside, there are many economic benefits that this development will bring to the citizens of this community.  This parcel of land belongs to a private entity, and there is no wide-scale public access to the 551 acre parcel.  The new development will have public hiking and equestrian trails, thereby making the property accessible to the entire community.  Once the property is fully developed and all homes are sold, the total value of the proposed 268 homes will exceed $500 million dollars.  The city will receive a tremendous increase in its tax revenue from this particular parcel of land.  These new tax reven...
