Vista, CA has a downtown section that is old and charming with historic buildings that reminds one of simpler times and wholesome living.  In the midst of this downtown area are coffee shops, restaurants, services, and small business commingling quite well it seems, at least in appearance.  It is quite refreshing to walk the streets and just meander into the shops and stroll around this little village. There is a deli in this section of town known as the Yellow Deli with its Old Mission style architecture that serves up some good food with all locally grown ingredients.  Check their reviews on Yelp.  The place has quite a following and is known for its value and friendly service.     There is ample seating outside, inside, and upstairs and the ambience is comfortable and welcoming.  Man...

Vista Short Sale Agent If you are involved in real estate and following the market, then you have probably heard the short sale process is difficult—not for this Vista Short Sale Agent. A Vista family that is having trouble making ends meet and wanted to sell their home as a short sale contacted the agents at Broadpoint Properties for help. This seller has two loans on the property—one with Litton Loan Servicing and the other with Chase. Because the home is owner occupied, the Vista Short Sale Agent recommended that the seller’s see if they would qualify for the HAFA Program, the government’s short sale program. In this program, sellers receive a $3000 inventive (moving money) at close of escrow. Another added benefit of the HAFA Program is that the second lien holder (if this bank par...

Vista Short Sale Agent Our office recently received a phone call from a woman who was trying to sell her Vista home in a short sale transaction using a Vista Short Sale Agent. She had two loans through Bank of America, and had some trouble with her previous agent because he was unfamiliar with Bank of America’s short sale process and their Equator system, the Internet-based platform that Bank of America uses for short sales. This homeowner was looking for a Vista Short Sale Agent who could get the job done and get this short sale closed as quickly and efficiently as possible. The homeowner already was familiar with the short sale process, the tax implications of a short sale, and the impact of a short sale on the credit score. All she wanted was the short sale approval letter so that ...

OK...so...I really want to know how you all feel about this, because it just blows me away.  Am I being overly naive to believe that all agents go out of their way to service clients...and get the listing sold...even if that means doing a little to help the other agent out? Here's the deal, my clients, who I listed their home for and it is pending now, found an "out of area" house on REALTOR.com that they were interested in - as of yesterday we weren't looking, so no - I shouldn't have found it for them :-)  Here's where my clients made a mistake, instead of calling me and having me call the listing agent to request the info on the house for them, they called him themselves and found out all they wanted to know...(yes, I already slapped their wrists) and then they called me and told me ...
