I recently took a listing in a community in Valley Center, CA by the name of Sky Ridge Estates.  I was very encouraged to see that this community is well developed, centrally located, and contains parcels of land that are 2+ acres which allow for horses....with NO HOA fees of Mello-Roos!!!  Finding communities like this can be a challenge, so for anyone who has ever wanted to have a beautiful home with some room to breath without having to pay the, at times, outrageous costs of an HOA, look no further! 03/01/2013
