FHA GUIDELINES TAKE ANOTHER TURN.. Talked with one of my lenders last night and sad to hear that FHA has changed some of their guidelines. SURPRISE! Let me give you some background....My clients short-saled their home through me the past few months. WE recently closed escrow, they are in temporary housing and we are supposed to begin house hunting March 1st. Unfortunately, looks like we won't be able to .... I don't know about you, but I have been known to be a pack rat at times.  My former Manager, used to call types that enjoy warm and fuzzy feelings, Knick-Knack Patty Wacks...and I think it's so true.... But.......Your home will probably show better and SELL BETTER with LESS! I'm sure you're not surprised to hear this or it's not your first time.  But, I just finished looking at a Beautiful Home and I couldn't even barely see "the home" because the Owners had too much "stuff" (I'll call it).  It looked crazy full..... One of the reasons why you want a professional working with and for you when you sell your home is because of the staging and helping make the best use of your space so your home will be so inviting and warm and welcoming to potential Buyers, that they will want to buy it! ...

Did you know that it varies for some lenders?  I recently was fortunate to hear Nancy West of HUD, Department of Housing and Urban Development, speak.  Guess what she told us?  That it can vary.  Who knew?  Thank You, Nancy for spreading the word.  I'm not sure how many people know that it can be 620 or 580 or ?  It's really a Lender related topic, however I think it's important for Realtors and HomeBuyers/Borrowers to know to check with Your Lender of Choice...what's true with one Lender, may be different with another...I'm just saying! Today I showed homes in two cities and the best part about it was that I got to let my clients compare.  What was hilarious was that because the jewel went first, then the junk looked worse! Have you ever had this happen?  Tell me...   Also, I remember when I first started the business, my Broker used to make a strategy of showing the junk first, so the other stuff would look that much better.  I don't agree with this.  I strategically map them out so that I'm not zig~zagging around town...wherever they fall, is fine by me.  They may see the best home first, like they did today. What do you do and what works best for you?

I have recently discovered there is a fly in the ointment...or maybe I'm just being jealous?  The fact that I can admit to either is certainly I will grasp for, mature of me...right?  I will just come out and ask...do you think it's ethical to hold your listings so that you can 'DOUBLE END' THEM? A while back I came across a home that was in my client's price range.  Called the agent on it, who I know.  They told me that it was listed for $100K less than what I saw it was later in the MLS.  Surely it was because the Realtor just didn't know any better and they were busy with something else, so distracted, no problem.  However, just noticed that at least a week prior to that, that same property was listed in the newspaper...hmmmm Maybe this agent is trying to double end their listings?  ...

I got a little hot over this and my client's were extremely disappointed to find this out. Have been working with a Listing Office all week to arrange a showing.  Showed the home yesterday to my all-cash Buyer.   When we arrived we got a surprise.  "We are in contract." ~ said Mrs. Seller.    I was like, "What?"...I worked extremely hard to keep it professional and courteous and was still dumbfounded by what had happened.  Do you think the Agent or their office should have told me that they had an offer they were negotiatiating given that I called their office sometimes three - five times in one day? What would you do or say?   Happy Times & MUCH SUCCESS.  ALL MAY NOT BE LOST ~ Hopefully we get it on a backup.  We went ahead and did a backup offer with the promise from the Listing Agent...
