I talked briefly with an Residential Real Estate agent today and heard the same thing we have all heard over and over..."It's so hard to find work" "The market sucks and I can't sell anything"" I need more money" (sell your Benz!) After doing my best to be polite I realized something. I was fortunate enough to be the Commercial Loan Broker on an 8-unit Apartment building Refinance that just closed yesterday. Why is this important to anyone?? Well let me tell you a tiny bit about this transaction and I think you will see it's value...This was a cash-out refi of about $385,000 with an existing loan amount of $850,000, making the new loan just over 1.2 million.The borrower had a middle Fico of 691 and had a DSCR of 1.5 and the property was in great shape.I was able to get them a rate of 7.125% for a 5/30 fixed 3 year pre-pay "no balloon" loanDid I mention that we went STATED INCOME!!! this rate was tremendous and unheard of and all i had to do was some homework on who had the best rates! Drive me insane!!  I had a client that was approved at 6.875% for an apartment Re-Fi and we got everything in on time and had a file that was rock solid and in the end..... the bank gave me Docs that had 7.375% and expected me not to notice, Seriously!!Come to find out the Account Exec wanted a little rebate for Himself and didn't think I would notice the difference in rate or the "POC" mention that showed Him getting some money "payed outside of Closing". This industry is filled with so many crooks it makes it difficult to find people who just do the right thing for the ENTIRE transaction. Oh well, He lost a customer and what little rebate he would have got cannot make up for the volume he loses in the future!! Good Luck out there!!! Due to the recent residential market slowdown EVERY bank or lending institution is looking much more closely at every file . Borrowers that have good credit and money in the bank may still face a few bumps in the road, but remaining flexible with what the bank requires may help the process run much smoother. Underwriters have become more strict and may require more documentation than in the past.
