Why wait another day?  I mailed in my absentee ballot today.  I figured why wait until next week?  I believe that this is one of the most important things that we as citizens of this great country can do.  Too many people do not vote and I think that is inexcusable.  I have been voting by mail now for a couple of years.  It's the easiest thing in the world to do.  No going out in the cold , snow or rain on election day.  You just sit in the comfort of you own home fill out your ballot, put it in the envelope , put a stamp on it and drop it in the mail box. I'm thinking if you can't figure out how to do that, then maybe you shouldn't be voting. Or maybe you should be running for congress. I know a lot has been said and written about the horrors of a Bank of America Short Sale.  They have also been in the news a lot the past week or so.  I know that Bank of America has earned their reputation.  But my experience with Bank of America short Sales has been the complete opposite. I had a Bank of America Short Sale listing in Ripon Ca.  I entered all of the information into Equator.com and waited.  And waited.  Finally after getting no response I called the BofA short sale department.  It was then that I was told that since the sellers had an FHA loan on the property that I would not be able to use the Equator.com system.  NOT a very good way to start off. My good friend Jim Browning has done quite a few 203k renovation loans in Turlock and the surrounding areas. JIm has been a 203k consultant since 1996 and gets rave reviews from his clients. We are so proud that he has joined The Mike Young Team again and look for great things as we move forward.  Jim and I are available to give talks to Realtor associations, builder and remodel contractor groups, and home inspection groups.  Builders and remodel associations or sub groups like NARI and similar organizations will find they have access to more jobs and in many cases become excellent referral agents for our lenders. Century 21 M&M and Associates has anounced that they will again be a major sponser of the News10 Coats for kids this year.  I know that the recent hot weather is still fresh in your memory but it's never too early to start thinking about coats for kids.  We are accepting new or gently used coats for kids at all of our offices. You know you are going to have to clean out that closet anyway, and last years coats are probably not going to fit the kids this year.  So why not donate them to this worthy cause? I received a call today about one of my short sale listings.  The caller left me a voice mail.  She said that there were some security issues with the home.  It was from the bank that has the mortgage on the property. The issues were allegedly two open windows, an open slider and lock boxes on the front door.  So I went to take a look. Well, I knew the lock boxes were on the front door because they are mine.  I was not sure how this was a security issue.  All the doors were locked including the slider.  I did find one open window.  It was in the bathroom above the shower.  It's one of those windows that is about 6 inches tall and goes across the length of the shower.  Security issue?!  So just in case I closed it. I received a call today from a lady that is thinking about doing a short sale on her home.  This particular home owner has a Wachovia mortgage.  Wachovia / World Savings short sales are the least complicated short sales of all the banks out there.  You do NOT need to provide tax records, pay stubs, bank statements , etc.   The one thing you do need is enough time to complete the transaction before the foreclosure date.   Once Wachovia sets a foreclosure date they will not postpone it for a short sale, even if the property is in escrow.  So if you want to do a short sale on your Wachovia financed home don't wait until it is too late!   The good news is that Wachovia short sales  usually move pretty fast.  In most cases I will have an answer from the Wachovia short sale manager within 7-1...

The glamorous life of the Realtor.  It was after lunch time and I was hungry.  I also had to take some pictures for a BPO.   So I headed out to take my pictures so I thought I would run by the taco truck to grab a burrito!   I got my usual Carnitas burrito and a Pepsi, and go back to my car.  Well my car is extremely dirty, I haven't washed it in a while.   There is still sand in it from my last trip to Monterey and I don't want to say how long ago that was.       So I head on over to the car wash.  And you guessed it while going through the car I was eating my burrito.  Now is that fine dining or what?              If you are in the market for a house in Stanislaus county or you just want to know where the best taco truck is give me a call.

If you are like many people here in Stanislaus and Merced counties of California's Central Valley you are upside down in your home.    I know it can be very frustrating and you might not be sure what to do.  You might think foreclosure is inevitable.  Foreclosure might not be your only answer.  More and more banks are approving short sales. I am  sure we have seen bank owned homes with the fixtures removed, appliances gone, carpets torn up, etc.  I recently ran across a property where the owners really went to the extreme.  I was asked to do an interior Brokers Price Opinion (BPO) by one of the major banks.  So I drove out to the property, a 2 acre ranchette out in the country.  There are mostly corn fields on both sides of the road.  I am watching the addresses on the mail boxes.  I know I am getting close then suddenly I am past it.  But I didn't see the house.  So I made a U-turn and looked again.  I then realize that the empty lot that I had just passed is what I am looking for.  THEY HAD TAKEN THE WHOLE HOUSE!  At the back of the property is a detached garage in pretty rough shape and the well pump and tank.  But that...

Why would anyone want to live in Turlock? Part 3 Just a short drive of around 2 hours, in the opposite direction of my last destination (Yosemite National Park) is another one of my favorite places, Monterey California.   The photo to the right was the view from the window of the bed and breakfast I stayed in the last time I spent the weekend in Monterey. It's always nice to get away for a day to the coast especially when it's 105° here and its a cool 70° in Monterey. Although I was there last January and it was in the 80's for several days in a row.      Monterey also has the world famous Monterey Bay Aquarium, great restaurants, great golf, Fisherman's Wharf, and an Awesome Farmers Market on Tuesdays.   The Awesome and world famous Seven Gables Inn Bed and Breakfast is in the photo to...

 Why would anyone want to live in Turlock? Part 2    One of my favorite day trips from the Turlock area is Beautiful Yosemite National Park.  In just a couple of hours you can be in one of the most beautiful places in the world. Why would anyone want to live in Turlock? Part 1 Ive been asked the question before, "why would anyone want to live in Turlock?"  While it's true it can get really foggy in the winter and we usually have several days of 100 degree plus heat in the summer I love living in Turlock. Turlock has some great schools.  If you want, your kids can start out here in Turlock in Kindgergarten and go all the way to Calfornia State University Stanislaus.  Turlock has some really great parks too.  You can enjoy a picnic at the very shaded Crane Park or feed the ducks and geese at Donnelly Park.  When it comes to shopping, Turlock has just about everything you need.  There's really not much reason to head out of town for much of anything, and who really wants to with today's price of gas.   I haven't updated my blog in a while because I have been out selling houses.  Home sales here in Turlock are really up.  Check out the stats below.   December 2007 39 Sales   Avg Price $268,602     December 2008 106 Sales   Avg Price $199,063   I have been receiving multiple offers on most of my listings.  Many buyers are first time buyers that last year had no chance of buying.  We are also seeing the investors get back into the market.  Despite all the gloom and doom you hear on TV and read in the Newspaper homes are selling.  I guess not everyone believes all that they read, and that's a good thing.
