Turlock CA Homes - Sellers Home Inspection Sellers inspections can be the best marketing tool for a home owner looking to sell their home or property. Getting a sellers inspection allows for a broad range of advertising tools.    Providing a potential buyer a copy of an unbiased home inspection report does two things. It informs the buyer that there are no hidden details the seller is not willing to disclose, forthright goes a long way. It can be a great advertising tool that emphasizes key features of a home.     Getting a sellers inspection allows the seller to take a step back and really look at their home from the perspective of a professional. It helps to put things in perspective and may point out safety concerns or potential area's that are due for maintenance. It is said that ro...

Farmers Markets and Fruit Stands in Stanislaus County - Part 2 Today I was able to visit another one of the many farmers markets in Stanislaus County.  This one was the Friday morning Turlock Farmers Market.  The Turlock Farmers Market is held downtown on Broadway at Main St.  In addition to the delicious looking produce available there were spices, humus, jams and jellies, baked goods and some delicious English Toffee.   How do I know it was delicious?  Let's just say a bag of that toffee somehow ended up in my office. The Turlock Farmers Market is held every Friday from May 4th through October 26th.  Of course the selection of locally grown fruits and vegetables changes through out the season.   I also picked up some beautiful strawberries this morning.  I can't wait to have a few ton...

Turlock Ca Short Sale - On Market 48 Hours - 10 OFFERS!!   I'm sure a lot of people believe that the current real estate market is terrible.  If you watch the nightly news, listen to the radio or read the newspaper most of the time you are being told how terrible the market is.   Of course the saying is that bad news sells.  The problem with these news reports is that they all try to paint all markets with the same brush.    There is another saying and that is that "All Real Estate Is Local."  What I mean by that is every market is different and that you can't compare what is happening in the Turlock Ca Real Estate Market with what is happening in the New York City real estate market or pretty much any where else.  Sometimes you may even find different markets within the same city.   Wh...

Turlock's Crane Park - Bringing Out The Kid In Me Not only am I a Short Sale Specialist in Stanislaus County and the Town of Turlock but I have lived in the area all my life.  One of the great things about living in Turlock are all the parks in town.  The one that I remember the most from when I was a kid is Crane Park.   This park is located right across the street from Turlock High School.  Crane Park is one of the oldest parks in Turlock.  There are hundreds of large trees in the park including redwoods, eucalyptus, ash and others.  There is always a shady spot in this park.  As I was walking through the park this morning taking pictures tons of memories came back to me.  I remember playing on all the "toys" in the park as a kid.  There were several very tall slides, at least they se...

Turlocker Makes Texas League All Star Team A former Turlock resident has just been named to the Texas League Double A All Star Team.  Tommy Mendonca from Turlock Ca and a graduate of Turlock High School and Fresno State was named as a reserve for the south division.  Tommy has been on a tear as of late and is leading the team the Frisco Roughriders in batting average and RBI. He is also tied for first in doubles and is second in home runs with 14.   He was also named the Texas League player of the week last week after going 16 for 33 with 12 RBI.  Last year Tommy played in the Single A California league with the Bakersfield Blaze.  I got out to one of the games last year when He and the Blaze were in town to play the Modesto Nuts.  Unfortunately that was the game that his coach decided ...

Stanislaus County Short Sales and Trains A couple of weeks ago I received an email from a gentleman in Colorado.  His name was Ray and he has a website about Train Travel.  The website is is pretty cool if you like trains and train travel, and I do.  The website has what looks like to be pretty much all the passenger train routes in the U.S.  There are maps of the routes and photos of all the stations along the way.  In addition to the photos of the stations is a second page with area photos of each stop.  This brings me to his email.  He was working on the section of the website that features the San Joaquin line that runs up and down the Central Valley of California.  There is a stop just outside of Turlock in a tiny little town called Denair.  (They call it the Turlock stop because i...

Turlock Ca - My First Video Blog I have lived in and around Turlock Ca (mostly in) for all of my life.   While I can remember Turlock as a small town of about 13,000 people it is much bigger now.  The population of Turlock is now just over 70,000 people.  Turlock has just about anything a person could need.  We have all the usual shopping destinations such as Wal Mart, Target, Home Depot, Lowes, Kohls, Costco, Major Grocery Stores, all the fast food places and some nice restaurants. You can start Kindergarten here in Turlock and not have to leave town all the way through college.  Turlock has several award winning schools, two high schools and California State University Stanislaus.   Turlock also has a respected modern hospital in Emanuel Medical Center. While Turlock is no longer the ...

Why you need to price your home correctly Part 2 (Read Part 1 Here) This is another true story of why I think it is so important to price your house correctly.   Back in May of 2008 I was asked to list a very nice home here in Turlock Ca.  This home was over 4000 sq ft with five bedrooms and 5 baths.  Three of the bedrooms were suites.  The home was in great shape.   This was also about the time that the Bank Owned Homes (REO's) started to emerge in our market. We listed the home at $799,000.  This price was near the top of the market for Turlock at that time.  As I mentioned before this is when the REO properties started to dominate the market.  After a month with very little activity we approached the owners with the idea of a price reduction.  The owners were not receptive to doing a...

Stanislaus County Short Sales - Can't be Oblivious The post office in the city of Turlock was built in the late 1960's when the population was probably under 15,000.   Today the population is just over 70,000.  So you can probably imagine that at times it gets a little crowded at the post office.  There are 8 or 9 parking spaces in the parking lot along side the building. Most days if you get one of those spots you can consider yourself lucky.  Today I had to make the trip downtown to the post office for stamps.  As I pull into the parking lot there is a car in front of me.  It looks like there is an empty space but the car drives by it.  It's then that I notice a car with its rear drivers side door wide open.  The door is sticking out into the open parking space.  On the passenger side...

Better than any Real Estate Transaction - My Second Grandchild is Born! On Friday April 22nd I received something that is better than any Real Estate transaction I have ever been involved in.  On that day my second grandchild was born.  At 5:50 am little Maxine Lois entered this world at 6lbs 5oz.  Both mother and daughter are doing well (and Dad too!).  I couldn't be more proud of my daughter and son in law, they will be great parents.  As for me I know it's hard to believe someone as youthful looking as myself can be a grandpa but it's true.  Maxine joins Avery as my two favorite (and only) granddaughters.  LET THE SPOILING BEGIN!
