  Tahoe Donner is one of the best places in the Tahoe/Truckee area for beginning skiers.  They have a Snow Flakes program for 3-6 year olds and other programs for everyone else.          The terrain is pretty gentle.  Trail Map The prices are pretty gentle on the pocket book too!  And they run a variety of discount programs over the season that make it even more attractive.      Very gentle terrain for new skiers and boarders.               There are  approximately 140 condos around the hill.  There are 1,2 and 3 bedroom upstairs units and 1 and 2 bedroom downstairs units.  We have 5 listed right now, ranging from $203-299,000. Since January 1, 2008, there have been 6 sales ranging from $165-325K.         The website states 7-12" of fresh snow in the last 24 hours with a base of 60-85"...

On this Valentine's Day, I was curious where the most romantic destination that you and your Valentine spent a just-for-two getaway???  Warm tropical locale?  Exotic international venue?  Cozy country hideaway?  Far-flung or nearby?  As with most vacation locations, I know it depends on the person/s.  I'd love to come up with a few new ideas for future consideration. It's been one of those years here in the mountains.  We've had our skis tuned and new boots waiting by the door for one of those epic storms that you just can't wait to get out the door and to the ski hill... and waited... and waited.... a real storm around the holidays to set a base, then a dusting here, flurries there, but not one of those gotta have it storms that give you cabin fever before you can get shovelled out!   One that leaves the trees coated with enough snow to make a magical setting....                 One that makes you want to head out into the wilderness and just explore where there are no trails... Well, the facts are that in some areas, notably Tahoe Donner and Lahontan, the market is better than a year ago. Inventory has not gotten out of control and that is the most important gauge of the market. Areas in the country that have problems it is because inventory is through the roof. They simply built too many homes there. That is hard to do here do to scarcity of land and approvals. We actually are seeing multiple offers and back up offers on properties that are priced to or below the market. Tons of activity in Tahoe Donner this week! 12 homes and 1 condo went into escrow! There is now a total of 32 single family homes in escrow in Tahoe Donner. We have consistenly seen around 20-23 homes in escrow at any given time for this whole year, but this is quite a jump! The majority of the homes that went pending were in the $350K range to $600K range but there were 2 in the $800K-$900K range and 2 over $1 million. 2 homes closed this week - one for $312K, and the other for $598K. The average list to sales price was 86%, the and the average days on market was 68 days. 6 new homes came on the market this week and there is now a total of 166 single family homes currently listed. The absorption rate for homes in Tahoe Donner is 19% (way up from past weeks) and there is still around 5 ...

Sales in the Tahoe & Truckee markets were up 5% from last August. 63 single family homes sold in August 2008 compared to 60 homes that sold last year. 18 condos sold this month and 6 properties categorized as "other." There was much activity in the lower end again this month, specifically in the $300,000 to upper $600,000 price range. There are currently 1173 single family homes listed in the Tahoe/Truckee area. This number is down a little from the 1190 homes listed at the end of last month. 343 condos are currently listed and 175 "other" properties. Last year at this time, there were 1124 single family homes listed in the Tahoe/Truckee area. 12 of these properties are listed as contingent short sales. 14 new homes came on the market in Truckee this past week. One of them already went pending! 4 other single family homes went into contract this week. There are currently 8 single family homes under contract in Truckee which gives the market an aborption rate of about 15%. One home sold this week. It was a short sale in Prosser that sold for $400K (on the market for 274 days, originally listed for $500K). 52 homes are actively listed giving us about 6 1/2 months of inventory still remaining. So, year to date we are pretty much right on pace with last year. Home inventory levels are slightly higher than last year and recent sales activity has been more concentrated in the lower ranges of the market. The last couple of weeks saw an increase in the number of sales over $1 million. Land continues to be the most challenged segment of the market with inventory levels, extremely high. In a recent Economist magazine report  the price drop now is greater than in the 1930 depression, yes greater than the depression. A sobering statistic indeed. This makes the 1980 and 1990 markets look like a dream. Some places are seeing very fast decreases in the marketplace as lenders take back properties and slash the prices to get them off the books. One segment of the market that is not afraid to buy is foreigners. As with the stock market for every seller there is a buyer who perceives the purchase to be a good deal. As we approach the summer season it is time to look at where the market is. Inventory is just about the same as last year. It appears we may not see a big run up for the summer season. It definitely is a buyer's market and they are looking for deals. The lending environment is still very challenging, firstly to get a loan and then to actually have them fund. Escrows are taking longer to close due to lending issues. Most buyers are still sitting on their hands afraid to jump in. The fear is that prices could go lower. Yes they could and yes they may not.
