FHA Limits are changing.  This is NOT GOOD NEWS for buyes in Tracy, CA.  The current FHA limit in Tracy & Mountain House, CA is currently $488,000.  The average home sale in Tracy CA in 2013 was $364,000 well within the $488,000 limit and FHA loans were used a lot.  SHA loans offer a lot of benefits for some buyers.    Buyers who experieced a short sale (not so in a conventional loan) can get an FHA loan within 3 years,  down payments are lower, required credit scores are lower.  (In 2012 the average sale price in Tracy CA was $288,000.  Our real estate market has improved.) I live, work, volunteer and worship in Tracy, CA.  Tracy is located 45 miles east of San Franciso.  The weather here is very mild.  We get bit warmer and a bit colder than San Francisco Bay Area but not by much.  We also get the "delta breeze" as the coast gets cooler than the valley and the wind sucks into the warmer area. However, last night we got WIND.  I don't mean a strong "Delta Breeze" but wild true wind.  I know there are areas that strong winds are common but not here. The morning light showed multiple trees down, branches, leaves, basketball hoops blown over, but even knowing we had had a very windy night (50+MPH winds) I was very suprised to see this on my drive home this morning.
