FHA Limits are changing.  This is NOT GOOD NEWS for buyes in Tracy, CA.  The current FHA limit in Tracy & Mountain House, CA is currently $488,000.  The average home sale in Tracy CA in 2013 was $364,000 well within the $488,000 limit and FHA loans were used a lot.  SHA loans offer a lot of benefits for some buyers.    Buyers who experieced a short sale (not so in a conventional loan) can get an FHA loan within 3 years,  down payments are lower, required credit scores are lower.  (In 2012 the average sale price in Tracy CA was $288,000.  Our real estate market has improved.) The average sale price in Mountain House in 2012 was $374,000, currently the average sale price for 2013 in Mountain House, CA is 426,000.  Mountain House has a higher average partly due to this is a new community, ...

I live, work, volunteer and worship in Tracy, CA.  Tracy is located 45 miles east of San Franciso.  The weather here is very mild.  We get bit warmer and a bit colder than San Francisco Bay Area but not by much.  We also get the "delta breeze" as the coast gets cooler than the valley and the wind sucks into the warmer area. However, last night we got WIND.  I don't mean a strong "Delta Breeze" but wild true wind.  I know there are areas that strong winds are common but not here. The morning light showed multiple trees down, branches, leaves, basketball hoops blown over, but even knowing we had had a very windy night (50+MPH winds) I was very suprised to see this on my drive home this morning.   I love living in Tracy, CA.  One of the great things is our small town Halloween Parade. Bring your munchkin in costume and join the parade or sit along the street and cheer as the firetrucks, police cards, etc go by. Recently the Tracy Council of Realtors in conjunction with the Central Valley Association of Realtors held a “Casino Night” fund raiser. One of the primary functions of our council is to raise money to distribute to local charities. The Casino Night event was the second of three events we will hopd this year in those efforts.   To make an event like this successful a lot of people and organizations must pitch in to make it work. The space we used was donated, the 22 raffle prizes were donated, and the food we served was donated. Some of the alcohol we served was donated and the balance sold to us at a deep discount.
