One of the tools I have employed for several years is asking my clients to decide upon a regret price. That being a price they would regret having offered or accepted. I tell them if you offer $395K for a home you really like and its listed at $400K would you have regret if you find out it sold for $401K. Conversely If you offered $405 and the offer is accepted would you regret having offered that price. For seller I ask them to consider a price thet would regret accepting and a price they might regret not accepting. This tactic has proved very helpful and many of my clients tell me it game them a consice method of determining what number is acceptable. Just a tool I use. My name is Dale E.
