It's that time of year agan.  When you can stroll downtown in Tracy CAon Saturday mornings, run into people you know and come home with bags of goodies. Locally grown fruits and vegetables are plentiful during Farmer's Market.  Fresh bread, home made mustard and jellies, soaps and chocolates are plentiful. The Tracy Downtown Farmer's Market is not to be missed.  Make sure you leave plenty of time to wander up and down the street, as you will surely run into people you know. Saturday: Open house. Agent comes in with clients. Says, really like the property but we won't be writing because you are over priced. I say, write an offer based on what you and clients think its worth. He says , no we will wait till you drop the price. Sunday: Same open. Clients come in with different agent in tow. Say they like the property and have emailed offer based on what they think the property is worth. Monday: in office and read offer. Monday about 2 PM. Offer accepted in escrow. One of the tools I have employed for several years is asking my clients to decide upon a regret price. That being a price they would regret having offered or accepted. I tell them if you offer $395K for a home you really like and its listed at $400K would you have regret if you find out it sold for $401K. Conversely If you offered $405 and the offer is accepted would you regret having offered that price. For seller I ask them to consider a price thet would regret accepting and a price they might regret not accepting. This tactic has proved very helpful and many of my clients tell me it game them a consice method of determining what number is acceptable. Just a tool I use. My name is Dale E. Tracy, CA and surrounding areas has a very active rental market.  Amazon came to town recently, and with it jobs, and people who needed a place to live. The local MLS service in Tracy, CA is Metrolist.  Unfortunately for the consumer, Metrolist does not list rental properties.  This means that the potential tenants have a very hard time finding rental properties.  It also means that property owners who are looking for a Property Manager have a hard time finding a good property manager. As a result, renters rely on Hotpads. com, Zillow, Craigslist etc to find rental properties. I love first time home buyers. Cockroaches and keys.    First, I'm not a pest person, so perhaps thebig bugs than ran out from under the pot were not cockroaches, perhaps they were some other kind of bug.  However, when it's dusk, and I need to use the flashlight on my iphone to see what I'm doing, it really doesn't matter. I'm sure you're all wondering what cockroaches have to do with keys in Tracy, CA.  Better yet how cockroaches and keys have anything to do with buying or selling homes in Tracy, CA. Well, the other day I needed to show property at 7:00 at night.  The home we were going to see had the following showing instructions:  "Vacant, call listing agent, key in the office"  Now these showing instructions "key in office" might be "normal" in some places, but not here.   I call the listing agent to find out h... 10/15/2014

Last Monday at this time I was recovering from early morning eye surgery. The result seems a lot like a miracle. Before the surgery, my left eye vision was a perfect 20-20, while my right eye vision was nothing but a blur. It effected some very important aspects of my life, not the least of which was driving. My right eye was so bad I was unable to merge into a right lane of traffic. I drove out of my way to avoid it. My depth perception was seriously effected. Since my left eye was good I could get by with reading glasses for my work, but if I covered my left eye, faces were nothing but a blur. I had what is called Lens Replacement Cataract Surgery. My natural lens (it focuses light for the brain to interpret) had changed from clear to dark and was replaced by an acrylic lens. The opht... 09/22/2014

Here is a lesson I was taught years ago and is so simple it is easy to forget. The lesson is this, keep reminding people you are in Real Estate, even your friends, because they always forget. Talked with a long time friend (20 years) yesterday about a non RE related issue. We talked for a while he said "hey I have a house for sale not far away, want to see it?" Of course I said, and as he drove over to his neighborhood I asked, why didn't you call me? I would have loved to help you sell the property.
