March 23rd, 2011 Inventory of bank owned homes, or REOs, has come down signficantly since February. Average February 2011 home sales price in Torrance CA was 1.3% lower when compared to the same period a year ago. Total of 52 homes sold in Torrance last month - that's a 6.1 increase over Feb '10. The highest priced home sold for $1,020,000, the lowest sold for $129,000.  The Torrance average sales price dropped in January 2011 by 4 percent compared to the same period 12 months ago.  Average home price sold for $529,064.  Number of sales increased from 42 sales in January  2010 to 60 home sales in Jan '11.  So the sales volume was higher than a year ago but still low.  Average DOM (days on the market) was 77 compared with 50 days a year ago.   Below are stats for 2010 vs. 2009 real estate market in Torrance, CA.  Those numbers (number of home sales broken by property type, type of sale) are indicative of other South Bay local real estate markets too - Redondo Beach and other beach cities.  These numbers, which are based on our local MLS, show year 2010 very much resembling previous year.  Both, average home sale price and the number of home sales were very similar in 2010 and 2009.  South Bay real estate market has stabilized and some market sectors, for example foreclosure prices, have shown an upward trend.   The Torrance real estate average sales price was lower in October 2010 by less than 1 percent, compared to same period a year ago.
