Two homes went into escrow October 08' and only 1 pended sale for this October. The average list price in October of 07' was $693,000. This year for October sales the average price came in around $525,000. The average sold price per square foot for 07' was $438.00 and this year $283.00. The Torrance average sales price decreased 8.7 percent compared to November 2007, bringing the average price to $553,990. The  number of sales increased 6.25 percent. Meanwhile, the average market time decreased 37 percent, with average market times of 74 days vs. 53 days in 2007. October 2008 home sales in Torrance Average October '08 home price was $524,743 compared with $611,799 in October '07, a 14.2% price drop!  However, average price practically did not change on the month to month basis - September avg price was $524,973! Total of 102 homes were sold  last month - compared with 59 sales in Oct '07 - a 73% increase in sales! Average DOM was 78 days compared to 51 days a year ago. I noticed that last week a Walteria property came on the market as a short sale and was bid up with 5 offers from High $300 to low $500K....Unbelievable but true.  What I am seeing is prices that are priced low and thus attracting multiple offers.   I just love the Farmers' market and this week I visited Torrance and it was awesome! Torrance has one of the larger Farmers' Markets in Los Angeles and if you're in the area I highly recommend it!
