I recently sold a home in the Victoria Knolls neighborhood of Torrance and was very surprised at just how few South Bay residents even knew it existed.  Victoria Knolls is actually in the Walteria area of Torrance but has a very different feel due to the fact that it's so isolated and it's actually up on the hills of the Palos Verdes peninsula (see Victoria Knolls Map).  The only way in and out is on a street named Crest, off of Crenshaw, which certainly gives it a sense of privacy and security.    It's a fantastic area with a real neighborhood feel and might be an ideal place for buyers looking to live in a more unique area with some great new homes as well as numerous one story original homes.  As it's up on the hill, many of the homes offer great views of the city and mountains and m...

My seller says his home is worth what its worth and he could care less. Does the July 30th lender rule change our market?  Sellers don't see it yet if they are actively showing their home. Does the BANK know? Oh yes, and they are having to lower the prices. This is because they are dealing with so many. They have to bend over, and over. The seller dealing with one house to sell.. well how many opprotunities do they get to practice. We need that buyer...and they need that loan. I would love to see some comments on this.   Several deals right now have caused people to remove the appraisal as a contingency. This might not be the time to do that. This is a wake up call and one of the best I have seen to explain and make it quite plain who and why this country is suffering and we need to stop taking this sitting down and move into action with this group of 545 people who are responsible for the state of Our America right now in 2009. It really puts this into perspective what is going on and the silliness of 3,000,000 people that are being harmed by 545 people that we voted into power to run our great country into the present condition that it is in. Here is the latest Walteria real estate market report from www.ISellSouthBay.com In the 1st half this year, 19 homes sold in Walteria, with the avg price of $665,205 compared with 25 homes sold a year ago and the avg price of $690,834.  Average DOM (days on the market) was 84 days compared with 62 days in the same period a year ago.  Prices dropped on average 3.7% and sales dropped as well. Median sold price in Walteria in May '09 was down by 25% compared with May 2007.   New law the Helping Families Save Their Homes Act of 2009 to help homeowners and lenders avoid foreclosure, as per a article I recieved from the California Association of Realtors the New Laws were not really helping since only one family qualifed for this program. Now with an inducement to the short pay lender to share a portion of the equity,the government thinks this may work...All so the Government is offering monetary incducement to participating servicers of the existing loans and originators of the FHA refinance. New Law also allows with a 90day notice the month to month has to vacate in 90 days but if a lease holder has a 90 day extension they can stay until the end of their lease term. Interesting Daily Breeze article I ran across. Locally, I guess we have our own issues to worry about from the economy.  I heard yesterday on Glenn Beck, Fox Nation that some developers are bull dozing their projects in California and saying that the Land is worth more than the completed projects. According to this Wall Street Journal article, it looks like we have another whole set of problems to deal with from lack of bank financing. According to the Daily Breeze article some residents near the closed Sunrise Project not only had the soil tested to find Silica, normal to rock quarries but a potential carcinogenic.
