Banks are still store housing more foreclosures because they do not want to flood the market and lower the prices in one big drop. The lending institutions are trying to control the real estate market drop.  We are still seeing a slow response to our short sale offers with banks taking as long as 3 months to respond, if you are looking for the best buys in the market in the South Bay especially Palos Verdes Market and last month my Lomita market. Here is what it is- It is Probate and Trust Sales. Not only are the homes in excellent condition, they have usually had a long history of maintaince and the heirs most likely need the cash or they would not be selling at this time but leasing instead, so you can get a fantastic price. I have found my clients some excellent buys in trust sales an...

Interesting Daily Breeze article I ran across. Locally, I guess we have our own issues to worry about from the economy.  I heard yesterday on Glenn Beck, Fox Nation that some developers are bull dozing their projects in California and saying that the Land is worth more than the completed projects. According to this Wall Street Journal article, it looks like we have another whole set of problems to deal with from lack of bank financing. According to the Daily Breeze article some residents near the closed Sunrise Project not only had the soil tested to find Silica, normal to rock quarries but a potential carcinogenic. Some residents reported chronic sinus infections and more.  Here is a clip from the article. You can read the whole article written by Charles Bennett / Daily Breeze picked ...

We may have to create a safe way for people who lease properties to KNOW the person taking their money is the rightful owner. It came up  first in a REMAX PV EXECS meeting. Our broker told about the word coming out this was happening. People were misrepresenting ownershop, taking deposits and taking off with the money. I heard it first hand today from a local couple in Torrance . Someone who was forced to leave his home turned around a falsly took money from innocent people trying to lease. CAR is requiring the new business cards to have the realtors number listed. Many properties locally are with westside rental. It is free and any owner can get them the property info. Search out the proof that they can provide you to be sure of the ownership. Be safe with qualified business people and...

*OBVIOUSLY THIS IS A LIMITED TIME OFFER AS IT REQUIRES TONS OF WORK ON MY PART   There is a reason I've been totally neglecting my real estate blog for the last couple months - I've been totally consumed co-writing a book to teach consumers how to get Loan Modifications on their mortgages! Click here to watch my YouTube Video explaining this offer.  I've never done anything like this and it's pretty exciting. The Website is still pretty frankensteined and ugly but you can check it out at http://www.60minuteloanmodification.com We are making improvements everyday and we hope to launch the book for sale in about 1-week.   For Realtors, Loan Modifications aren't too exciting...On one hand, you want the best for your client. But we can't spend time messing with the process b/c that's not ho...

2008 was a unquestionably a difficult year for home sellers in the Torrance real estate market. According to the South Bay Association of Realtor overall sales for the year were down 15% compared to 2007. However there were some interesting market developments towards the end of the year that may indicate a brighter 2009 for sellers.   For the complete analysis of the 2008 real estate market go to Torrance Real Estate Market Recap for 2008.

Here's a number worth putting in your cell phone, or your home phone speed dial: 1-800-466-4411.  This is an awesome service from Google , and it's free -- great when you are on the road. Don't waste your money on information calls and don't waste your time manually dialing the number.  I am driving along in my car and I need to call Rite Aid in Rolling Hills Estates. I hit the speed dial for information that I have programmed.  The voice at the other end says, "City & State."  I say, " Rolling Hills, Calif. ."  He says, "Business, Name or Type of Service."  I say, Riteaid."  He says, "Connecting" and Riteaidl answers the phone.  How great is that?  This is nationwide and  it is absolutely free! It is the best kept secret so enjoy it, Mary pic. courtesy of mon...
