As of today, 12/17/09, there are 3 bank owned (REO) active listings in Torrance (proper Torrance excluding Torrance PO areas) and 26 short sale (pre-foreclosure) active listings. In comparison, there are 107 standard active annd 58 pending (under contract) listings in Torrance today. 11 bank owned, foreclosed homes are currently under contract, 5 sold in Nov 09 vs. 13 in Nov 08.     Stand for Christmas.com  This is a great website courtesy of Focus on the Family and Dr. Dobson for us all to go to rate major stores on keeping Christmas Themes for their decorating and use of The reasons for the Season- Christmas in the store.  Personally, I agree with Dr. Dobson, that if a store has no decorations or no mention of Christmas they are not getting my Christmas Dollars this year. They need to get Holiday Dollars instead and I don't use those or say Happy Holidays so until the retailers can learn to celebrate Christmas and give our Christian Holiday some respect I will not be shopping in their stores. As of today, 11/22,09, there are only 6 active foreclosure (REO) listings in Torrance.  31 REO homes are currently under contract.  Foreclosure lisitngs stay on average 30 days on the market.  A lot of those listings end up with multiple offers and sell above asking price.  Here is more date to back it up: In October 2009, total of 16 foreclosure homes were sold at the average selling price of $377,982.  The average listing price in that period was $374,939. The number of foreclosures in Torrance dropped drastically this year compared wiith the same period last year.  There were 32 foreclosure sales in October 2008 vs. only 16 sales in October '09.  Average foreclosure selling price was $391,895 in October '08 vs. $377,982, which translates into the 3.6% price drop.
