Many buyers actively seek Torrance neighborhoods for the wonderful community feel, tree lined streets, great schools and family friendly vibe.  Nowhere is this more embodied than in the Seaside Ranchos area of South Torrance. The Seaside Ranchos neighborhood is often called the Christmas Lights area due to the annual show put on by the residents.  Sitting just north of Pacific Coast Highway as it turns inland near the Palos Valos Peninsula the neighborhood is a collection of beautiful homes on larger lots.  Most homes are generally updated and upgraded versions of the original beach homes built with fewer "McMansions" than in many other South Bay neighborhoods.   The majority of the homes offer 3 bedrooms and 2 bathrooms and due to the much larger lots than in most areas of Torrance oft...

Just like all cities and towns, the coronavirus uncertainty has impacted the real estate market in Torrance California.  We didn't see too much of a change in March, but we definitely started to see a real slow down in April.    Although Torrance and the South Bay is more insulated from dramatic shifts than some other areas, there's no doubt it's playing a large role in the current market. April saw the fewest number of pending home sales in over 7  years with only 45 homes going into escrow.  Compare that with 110 pending sales a year earlier and it's pretty clear we're entering a much slower market.View the current homes for sale in Torrance The chart below shows the number of active listings (light green) sold homes (dark green) and pending home sales (red line)  The greater the disc...

Welcome to Old Torrance....with tree lined streets and historic homes this is like stepping back in time. Why Do People Live here?Old Town Torrance has a look and feel unlike anything else in the South Bay and Beach Cities.  It's like stepping back in time with charming tree lined streets and an abundance of historic craftsman homes.  The area has a real neighborhod feel with homes offering great curb appeal, front yards, porches and homes that are clearly loved and well cared for.  The revitalized downtown shopping and dining  area is very charming with a hip but old school feel.  It really feels like "Main Street USA".  Looking for a home in Old Town Torrance?Interested in finding homes for sale in Old Town area of Torrance CA? Torrance 55+ condo inventory has been very low this year, with only a few units listed for sale on an average day.  Tight real estate market overall has posed a challenge for the buyers in our South Bay market. South Bay senior 55+ communities are in demand from both local buyers as well as folks planning to downsize and relocate  to the Torrance or Redondo Beach area.Today, we have only 9 units listed for sale in the South Bay area. Most of them are located at New Horizons, one at Breakwater Village and one at Parkview Court.  Not many, considering the fact that we have 14 senior communities. The bright spot is the brand new community of Sol Y Mar in Rancho Palos Verdes if you're in the luxury condo market. Here is more info on Sol Y Mar 55+ homes:Sol Y Mar New 55+ Condos - New Constru...
