In line with annual trends, Tiburon and Belvedere home sales slipped  in July 2010 — we had just nine sales compared with 13 in July. Building on a trend noted in this report over the past few months, median sale prices continue to rise while asking prices continue to drop. Both of these very important market indicators point to an improving market and more realistic expectations by sellers — the median price of homes for sale is down 7% and the median price of homes sold is up 4%. As asking prices dip and sales prices rise, we are also seeing the absorption rate of our listings (e.g., the amount of time it would take to sell all current inventory) fall — this important statistic shows that the supply of new homes is down by 55% compared with this August 2009. As of September 7, 2010 only 13% of available listings in Tiburon are in escrow. For the month of August 2010 12 homes sold in Tiburon for an average final selling price of $1,955,458. The average original asking price of these homes was $2,208,250. The range of final selling prices was from a low of $635,000 to a high of $7,000,000. Of the 12 homes that sold (3 of which were distress sales) all sold for less than their original asking price. It took these homes an average of 90 days to sell. As of August 6, 2010 a mere 11% of available listings in Tiburon are in escrow. For the month of July 2010 11 homes sold in Tiburon, for an average final selling price of $2,209,485. The average original asking price of these homes was $2,348,364. The range of final selling prices was from a low of $575,000 to a high of $6,900,000. In June 2010, Tiburon and Belvedere experienced 13 home sales. Importantly, as evidenced by the chart below, several indicators point to an improving market — the median price of homes for sale is up 3% and the median price of homes sold is up 18%.  Of course, keep in mind that last year (our basis for comparison) was the slowest in memory. Nonetheless, I think it is fair to say that the majority of real estate practitioners would agree that the field has tilted back to neutral position in most price bands. As of July 6, 2010 only 14% of available listings in Tiburon are in escrow. For the month of June 2010 only 12 homes sold in Tiburon for an average final selling price of $1,715,722. The average original asking price of these homes was $1,959,083. The range of final selling prices was from a low of $421,000 to a high of $3,350,000. Of the 12 homes that sold (2 of which were distress sales) 1 sold at the original asking price and 1 sold over.  All others sold for less. It took these homes an average of 161 days to sell. Sales increased again in May 2010, building on April's impressive sales numbers. In the 94920 zip code, which covers Tiburon and Belvedere, CA. - we had 16 trades. Importantly, as evidenced by the chart below, several indicators point to an improving market - the number of homes for sale is down 12% and the number of homes sold is up 129%. Of course, keep in mind that last year (our basis for comparison) was the slowest in memory. Sales and escrows in the 94920 zip code, which covers Tiburon and Belvedere, CA., remain anemic. In March 2010, we saw just 7 trades. However, the average price per square foot jumped dramatically to $866 (up from just $611 in January). We are seeing increased all cash activity as last month saw at least two sales over $3 million were funded in cash. Moreover, escrow activity is up with 40% of homes listed between $2 mil. and $3 mil. under contract - overall, the number of escrows is up 150% over last year.
