Award-winning Marin County builder is seeking an investor for a project to transform a distressed Tiburon home into an energy efficient, certified green 5BR/4BA luxury home. Anticipated costs include a purchase price of $975K + $775K development and construction costs + $75K contingencies = $1.825M. The estimated sale price is $2.4-2.5M, yielding a profit of $575-675K, based on the builder's calculations.  An appraisal and market analysis for the completed project is available. The project could also be done with a less ambitious scope by remodeling the existing structure without adding to its size. Contact me for details at 415-472-6243 or Peter@MarinRealtyExperts.com

Feel like the price of Marin rentals is expensive?  How about taking a look at the price of our real estate!  This year, 94920 has ranked (again) as one of America's most expensive zip codes.  Yahoo! Real Estate article http://realestate.yahoo.com/promo/americas-most-expensive-zip-codes-2010.html said this week that Belvedere Tiburon ranks Number 8 in the country's most expensie zip codes. What does this mean for the Marin county rental market?  Well...the same thing it always does.  Yes, our rentals are expensive.  Sure an $8,000/month rental seems expensive - and don't get us wrong, it is! - but the cost of carrying that same $2.4 million home were you to take out a mortage would be much, much higher. This fall looks to be a nicely balanced rental market, so we're excited to get renti...

Tiburon and Belvedere home sales remained steady in August 2010 with nine sales - all in Tiburon. Building on a trend noted in this report over the past few months, median sale prices continue to rise while asking prices continue to drop. Both of these very important market indicators point to an improving market and more realistic expectations by sellers - the median price of homes for sale is down 7% and the median price of homes sold is up 4%. Also of interest is the fact that there are 6 homes currently available in Belvedere below $2 million (I don't recall this number of "affordable" homes being available for a number of years) and another 26 such properties for sale in Tiburon. Below are the percentages of homes in escrow in each of the major price bands: 20% of homes priced unde...
