Is there a minimum amount of repairs required for an FHA 203k?The FHA standard or full 203k has a mandatory requirement of a minimum of what I call "must do work" or work that would qualify the structure (1-4 units) for the program. Those, for the most part, are health and safety, or "of necessity" items that would allow the structure a likely chance, with typical home owner maintenance, of lasting as long as the 30-year mortgage that is being placed on the home.Simple things like front porch posts that hold up the front porch roof structure are rotted out at the bottom would be "of necessity" or "structural repairs". It has been a long construction project and more is still to come but the light can be seen at the end of the tunnel. One of the best thing to come from this project has got to be the dedicated walking and bike lanes. Kudos to the first mall owner/developer (Macerich) to work with the cities and county of Marin with the vision and concern for people and the future of how we want to live in this county.     Bike lanes painted in the streets between cars driving and cars parked are not a sign of compassion nor an advanced society no matter who comes up with the idea. My idea is to follow the lead of visionaries such as our brethren in parts of Europe and companies like Macerich! Widen the sidewalks and place a two-three foot wide section of color pavers to mark dedicated bike and walking ...
