It is still hard to get a mortgage loan.  The underwriters are asking for so many docs!  Had a client that they wanted to see his divorce paperwork from 2001 to see if he was paying child support to his 16 year old son at the time.  Well do the math!  His son is now 28 years old.  Cost my client $200 to get the paperwork from his attorney.  His copy wasn't good enough.  Had another client where they wanted her 2002 W2 to show she was working full time.  She had it!  Lucky! What did they want this for? Is the Euro Zone going to kick out Cyprus?  You have to wonder about all these austerity programs that are hitting the world.  Won't this add to the deflation out there!  But then you have housing, food, fuel, and health care spiking up.  It reminds us of the stagflation of the 1970 and 1980s.  So what is the Fed. to do?  Keep rates low for awhile, I think, but if we have more inflation they could go up. We are seeing mortgage rates shooting up!  The average fixed rate 30 year mortgage hit a 6 month high of 3.81%.  Per the MBA mortgage applications are down 4.7% and refi applications are down 5.2% for the week.  New home applications are down 5.2%!  Much of the problem is also with the cost of a FHA loan, and with the increase of the mortgage insurance for the product.  I talked to a client the other day and they were really turned off by all the fees and insurance needed for the 3.5% down FHA loans. But we were able to get such a good deal on a short sale that the client decided to go ahead with the purchase because of the lack of inventory. I love these little towns that no one has heard of, I'm sure many have, just not me. It is on the way to Santa Barbara of course and I'll be actually seeing it for the fist tie tomorrow. We have a great project there that we will tell you more  about as we move it along. Tomorrow is the first visit to the site where the client and I will do our walk-thru and I'lll be making notes as to what it takes to bring the property up to FHA's MPS (Mininum Property Standards) and then adding in whatever the client wants to add to the project.  This is actually fun to do and this client seems to have a great personality. I'm always interested to see what the client finds important on these projects. It reveals a little something about each one of them. Personally I like to see kitchens and bathroom...
