This bulletin from CAR, which is in the, "Share It", section of the California Association of Realtor's news bulletin has some very interesting facts: The average household uses 174,000 gallons of water each year 57% of water usage goes to watering the grass and other landscaping usage This second bullet point about landscaping usage really surprised me!  It makes sense to have desert landscaping to prevent waste of water used only for ornamental use! Don't forget the retrofit law which states that by January 1, 2017 every residential property that was built prior to 1994 has to have the following: Toilets that use no more than 1.6 gallons per flush Shower heads with flow rates of no more than 2.5 gallons per minute Other interior fixtures that use less than 2.2 gallons per minute What ...

Home buyers in California have to be glad that 2013 is over. After suffering through months of very few homes to buy, the most recent data indicates things are looking up for home buyers in 2014. The U.S. housing market softened in February. More homes went listed for sale, and fewer sales completed. It's good news for the spring season's early home buyers who may find the year's best deals in housing.   Related: A new weapon for home buyers for bidding wars The basic economic principle of “supply and demand” is evident when you look at the most recent housing figures. If you’re buying a home in 2014, your experience will be unlike any home buyers before you have gone through. In January QM (Qualified Mortgage) guidelines became the law of the land and lenders are scrambling to interpret when they apply. In response to the fierce competition for homes in healthy metropolitan markets like most of Southern California, some mortgage lenders are taking steps to put buyers who must borrow on par with those offering to pay in cash. Did Ya’ Know? Lenders had more than 400 guideline changes in 2013? Read the complete post

Temecula Luxury Home What's better than having a California luxury home located on a hilltop with incredible views on 15 gated acres?     It does not get much better than this when it comes to luxury homes in California, and just to prove my point that this Temecula mansion is only 36 miles to Carlsbad beaches I have placed a map from this De Luz Luxury home and the route that one would take if they wanted to go to the beach. This lovley Temecula, California Luxury Home also has it's own soundproof theater, huge gourmet kitchen with state of the art appliances,  a pantry that is so organized and unique it was featured in Better Homes and Gardens, a four car garage, two master suites, a disappearing edge pool, and because the views are so awesome and gorgeous I am including an aerial to...

Now that you’re  emotionally and financially ready to buy a home, you can start to prepare for the actual journey down the path to homeownership. Make no mistake buying a home is a journey that will be filled with high hopes and a few unexpected surprises  along the way, but like any “road trip” worth taking when you finally arrive at your destination the rewards, financial and emotional will be worth it. Looking back at the housing bubble of a few years ago, it’s easy to point fingers but one of the primary causes was that home buyers got caught up in the heat of the market. They decided they wanted to be homeowners, got in the car and bought a house. The availability of “funny money” facilitated it to be sure, but when the first “life event” struck, they found themselves in a home the...

According to the National Association of REALTORS®, 25% of home buyers are single. Many of these non-married buyers, buy homes jointly with other non-married buyers such as boyfriends, girlfriends or partners. The First Rule of Real Estate: “If it’s not in writing it didn’t happen” Non-married buyers get almost no estate-planning protection on the state or federal level which can result in a legal disaster if you don’t take steps to protect the interests of both parties. What do these 7 Red arrows mean? All these arrows are pointing DOWN in this search. I did this search tonight while I was looking for a home for a Temecula buyer. It hit me that almost half of the homes showed a price reduction (Red Arrows ). Looks to me that many of the sellers in our Temecula market have gotten too aggressive with their pricing and are now chasing their tails to correct to the market or maybe their agents told them their homes were worth more to get a listing (Oh no! ). What do you think?

Lovely Meadowview Home Temecula Sold!!    Very lovely architecture with high ceilings, skylights, arched doorways and pot shelves.  Some of the chararacteristics of a high end custom built Temecula home! Negotiated price was $552,000. This was a transaction filled with many twists and turns but it closed with everyone reasonably happy as well.  First there was the illegal addition that had to be remedied and since the home was vacant for awhile it needed quite a bit of determiniation on what the deferred maintenance cost would be to satisfy the new buyer.   Price adjusments went on for weeks but like I stated both buyer and seller, and agents are happy!     Meadowview is an area in central Temecula with large lots ranging from 1/2 acres to 3 acres.  Home sizes range from smaller ones sl...

AGE 55+ HOMEOWNERS AND PROPERTY TAXESor What is Prop 13, Prop 8, Prop 60 and Prop 90? by John Occhi, REALTOR®, SRES®, CPRES®, ePRO® March 3, 2014 Real Estate values have increased significantly across the Temecula Murrieta Valley and as a result property taxes will be going up, since many homeowners benefited from a Temporary Reduction in Value under the provisions of Prop 8. As a result of the increase in equity, many homeowners age 55+ will want to sell the homes they’ve been in for numerous years, cashing out and downsizing to a smaller more comfortable and manageable residence, enjoying the promises of their dream retirement. Ahhh, but it gets so confusing when all of the different property tax laws are looked at and applied to the sale of their current home.  So let me offer a snap...
