An amazing Community with over 30 different model homes, 10+ communities, everything from Courtyard Homes to 4000 + sq ft monsters! And the pricing can be as low as the mid 200's for attached townhomes up to the high 700's for the three story 4200 sq ft monsters! Loads to choose from for even the most discriminating buyers!What amazed me was I drove through and walked almost the entire community and I found maybe 10 foreclosures and a handful of bank owned homes in this 2 year new community, which is amazing for Temecula/Murrieta where 1 in every 26 homes is in foreclosure. And the greatest thing? Everyone took care of their homes! No Dead Lawns, No Sagging bushes or trees! Everything was manicure... 08/04/2007

The Sky is Falling.  At least that is what everyone wants to tell you.  Are fewer homes selling?  Absolutely.  Are interest rates rising?  Yes they are.  Even with all of this bad news it is still a good time to buy property in the Temecula Valley.  I have heard buyers say that they are waiting for the prices to drop even further.  While they are waiting for that to happen interest rates have been on the rise.  They may have saved money on the purchase price, but they are paying for it with a higher interest rate on their loan.  The other thing that I have noticed is that with the foreclosures and short-sales people think they are getting a great deal.  The problem with this is that you have to be very good at chosing the right foreclosure or short-sale.  These homes may be priced lower... 06/20/2007

Both cities are located next to the freeway, and are 10-15 minutes apart. Most people know more about Temecula than Menifee. Menifee began to take shape in the 80s. The Mortgage Bankers Association expects the interest rate on a 30-year fixed-rate mortgage to jump from 6.2 percent to 6.5 percent by the end of the third quarter, as investors lose hope that the Federal Reserve will slash short-term rates any time soon. In a long-term forecast released this week, MBA Chief Economist Doug Duncan predicted existing-home sales will decline by about 7 percent this year compared to 2006, and that sales of new homes will decline by about 8 percent. Temecula Market Report How is the Temecula real estate market. The whole country watches the market here to see trends in housing. Even though sales have slowed down and there is more standing inventory we are not in a bad market. Everything is relative and when you compare the ridiculously hot market of 2 years ago it looks bad but it real is not that bad. We have an average of 6 months worth of inventory in all price ranges and the days on market have doubled since this time last year but house are selling and people are buying. Not using numbers to lie to your Temecula real estate clientsNumbers can be used to say many thing's both god and bad. When an agent wants to tell a seller what they would like to hear in order to get a listing they often use numbers to tell a tall tale. Comparative Market Analysis' can be manipulated if you add a comp that does not belong or leave one or two out that do belong but lower the value. Honesty is always the best approach. Everyone deserves to get a fair deal on a Temecula home and I would rather approach people in a honest manner and show them the true value of their property even if I do not get the listing.
