I'm forwarding this message from Cadillac Zack, of Southern California Blue Society  ... I'm thinking maybe a property owner or manager with vacancies in a large apartment complex might also be in position to work something out .....   HOTEL HELP WANTED - Hey blues fans! I'm looking for sponsorship from either hotels, businesses or even individual blues-loving benefactors to help with the cost for lodging for the amazing blues musicians that we bring in for the Sunday and Monday shows every week. When we fly in visiting artists to play on Sunday and Monday one of the most prohibitive and frustrating factors is the cost of lodging. It greatly limits us to who we can bring in. I'm trying to find a hotel who would happily become a sponsor in exchange for free advertising. We simply need o...

REAL ESTATE RECOVERY - San Fernando Valley (Los Angeles County)  While the condo market in Los Angeles County is still considered a distressed market, buyers in the valley can still purchase great condos with only 3% down and a 3.5% credit for closing costs.   One of the hardest hit markets in Los Angeles & Ventura counties is the condo market.  Nowadays, condo financing is extremely challenging because so many condo complexes are simply not eligible for any kind of financing, - PERIOD!!!    For buyers in the lower end of the market here, buying a condo is nearly impossible. As a result, many condo sales are strictly all-cash investors looking for rental income, which makes any future financed sales even more remote and less likely than ever before.  The biggest issue with getting con...

Orange Groves in Los Angeles, CA are a fading tourist attraction. If you have seen the movie China Town, I am sure you would remember the Orange Groves, you would have noticed, that Los Angeles was full of Orange Groves. Now fast forward about 70-80 years from the period that China Town portrayed in the movie, you will be sadly disappointed  if you come to Los Angeles for the first time, that there are hardly any Orange Groves in Los Angeles and vicinity. If you are looking for them they are far and few in between. Even local Angelinos have few recollections of where you can find one. Here and there you will find an Orange Grove.  For example in Canoga Park, Woodland Hills and Sierra Madre you will find them. Now if you want to drive 30 -50 miles you will find them, but that is not the ...

The not-so-little house of Melissa Gilbert, famous for her stint as Laura Ingalls on “Little House on the Prairie,” and Bruce Boxleitner, best known for his role on TV series “Baylon 5″, was on the Tarzana real estate market already when the couple announced their separation after 16 years of marriage. SEE Pictures Here! Former Screen Actors Guild president Gilbert, 46, wed “Tron” actor Boxleitner in 1995. They have one son together, as well as three sons from previous marriages, according to People magazine. The 4,609-square-foot home is a quite a step up from the Ingalls’ modest home on the prairie. Sold to Gilbert and Boxleitner in 2005 for $1,260,000, the home was first listed at $1,349,000 in February 2011, before it dropped to its current price of $1,295,000 in March. Themedian h...

Got My Buyer into Escrow on a Condo For Sale in Tarzana, Ca My buyers found me on the internet (it was not through Activerain). They contacted me and told me they were here from another country looking for a little condo and wanted to pay cash since they did not have credit here in the United States. Sometimes buyers say they will pay cash and turn out to be investors that want a "deal". The buyers said they were looking for a 1 bedroom condo for sale in the San Fernando Valley: Canoga Park, Encino, Lake Balboa, Northridge, Reseda, Tarzana, Winnetka, Woodland Hills, or West Hills. They could only go up to $140,000 which would not be a high priced sale but I decided to help. There weren't too many available condos for sale that would fit their criteria. I was able to find one that was a ...

After many weeks of not being able to get on AR, I am finally back. Three Market Reports are late, and I am many blog posts behind. The good news is I have many closings under my belt as well. One I am particularly proud of.... "The fixer" in Tarzana, CA, Seller and Buyer both happy, the ultimate reward to a Realtor, well at least to this Realtor. To be able to sell the house which needed a lot of work in less than seventy days in this market, shows that if you do everything, Marketing, Making yourself available for showings and do a few open houses, one of them will sell it for you. Pricing it close enough to where people at least come to see the home helps as well.   If you are ready to sell your home. Please reach out to me and consider it SOLD!  If you are a consumer  who is conside...

You've spent months researching online.  You've read countless articles and viewed hundreds of homes.  (Hopefully not on Zillow or Trulia). You know you want to live in a great area of the San Fernando Valley but find that homes priced in Studio City, Sherman Oaks, and Encino are out of reach. You're in luck!  If you want to live south of Ventura Blvd but can't afford the higher priced areas, then Tarzana and Woodland Hills is your best bet.  You'll get more house for your money.  Since I've been in real estate (6 years now) I've referred to these two areas as the "New Money" areas.  If I recall correctly, Woodland Hills constantly topped the charts with the most foreclosure homes on the market in the San Fernando Valley.  You might think otherwise but a lot of new money buyers purchase...

I don't want to mention any names, but I know of one agent who considers himself a discount real estate agent here in the San Fernando Valley. His site proclaims the huge amount of money you can save by hiring him to sell your home.  For example, he lists a home priced at $400,000 which would cost $24,000 to sell with a traditional 6% listing fee.  His site says he can sell your home for you for only $2,000. My math isn't very strong but isn't that a discount of his commission of over 90%?  I don't know very many people who like to work at a 90% discount, do you?  Unless you consider yourself the Walmart of real estate, good luck. Anyways, what he fails to mention is the cost the seller is going to have to pay the buyer's agent to show the home.  Even though commissions are not fixed an...
