Compass Place condominiums, also known as Arcadia Terrace (named for the street the complex is located on), has always been a favorite condominium complex of mine.  Built approximately 14 years ago, Compass Place is conveniently located at the corner of Fair Oaks Avenue and Arcadia Terrace, near Highway 101 in Sunnyvale.  Comprised of approximately 240 units spread out among 16 buildings, most of Compass Place's units are either 3 bedroom 2 bath (sizes range from 1250 sf- 1300 sf) or 2 bedroom 2 bath (sizes range from 1058 sf - 1174 sf).  However, there are a few 1 bedroom 1 bath units (867 sf) as well. The complex features a nice swimming pool with showers which is located between building 605, 607, and 609.  Note:  during the summer and early fall, the units in these buildings receive ...

My son, Kevin, who's nickname is Kmac, plays for the Fremont High School (Sunnyvale, CA) varsity baseball team.Last Thursday, in a first-ever role as designated hitter (DH), Kmac went two for three, including two doubles and a sacrifice in four plate appearances. Not only that, his second double was of the walk-off two-run variety that launched the Fremont Firebirds over the Saratoga High Falcons by a score of 6-5.Here's how it went down...Going into the bottom of the seventh inning (high schools play seven innings in regulation), the score read Saratoga 5, Fremont 4. The Firebirds managed to load the bases and with two outs recorded, Kmac was up to bat. On a full count (3 balls, 2 strikes), Kmac hit a towering fly ball to deep left field. To set the stage a bit more, the Falcon's outfi...

While waiting for the rain to end, my wife and I decided to have another of our "date" nights this month by going to another fine restaurant. We do this at least once each month where we choose a nice place to enjoy the food and ambiance that goes with it. This time, we chose Nicolino's Italian Restaurant on Reamwood in Sunnyvale. While I've been Nicolino's for both business lunches and dinners, my wife has never been to the restaurant. She wasn't disappointed. Neither was I!I told her about their excellent tortellini alfredo that I've had several times but to my amazement, it wasn't on the menu as either a dinner entree or appetizer. So, after getting her all excited with that, I had to move to "plan B". Order "off-menu"! And, I did order an appetizer-sized portion as a starter. It was ...

Standing room only!  That's how it was from the time my wife and I got to Pezzella's until the time we left!Dinner at Pezzella's is something special for us so we chose it for Valentine's Day dinner, even though we've been regular patrons for many years.  Reservations made about a week before made the experience even better as we were seated at the time we reserved and left many waiting in the lobby area.  So, as with many things in life, planning ahead makes it more enjoyable. We started off with an off-menu item -- spinach salad.  One of our Pezzella's favorite, so instead of splitting a salad which we do frequently, we each ordered one!  Inside tip: they often will make this delicious salad even though its not on their regular menu. For our main courses, my wife had her favorite Red L...

Would you recommend I buy investment property here in Sunnyvale, elsewhere in Santa Clara County, or out of the area? We STRONGLY recommend purchasing investment property; we cannot think of a better or safer way to gain wealth, in the long run, than to own more real estate! Where you should buy is the better question. OK, so where should I buy and how do I go about it? The first thing to decide is whether you are more interested in positive cash flow or overall appreciation. This will help in determining where you should look to make your purchase. Buying real estate in the Sunnyvale area, or really anywhere in Santa Clara County, would be a purchase based on overall appreciation. This is because a home's value here in Sunnyvale is very high in relation to it's rental value; but, it ca...

When in or near downtown Sunnyvale, heart of Silicon Valley, I suggest you stop in to savor the flavors of award-winning il Postale Italian-American Bistro. They're located on Washington Avenue just east of Mathilda Avenue in what once housed Sunnyvale's original post office. My wife and I frequent the establishment which has been open for about 10 or so years. Joe Antuzzi, proprietor, keeps a daily "postcard" of specials for soups, entrees, desserts, wine and drinks. Along with the specials, Joe keeps his standby menu with a wide variety of Italian and American fare to indulge your taste buds and with choices to please just about every palate. While there last night, my wife chose their special -- a cioppino (mixture of different kinds of fish and shellfish in a slightly-spicy tomato sa...

Over the years I have had the pleasure of selling homes in what many buyers have described as unfavorable locations.  Homes that front or back up to busy roads (typically highways 85 or 280), homes that back up to train tracks (along the Cupertino foothills and Central Expressway) and homes that are near high voltage transmission lines.  One of the more difficult locations has been homes that run along Highway 85 between El Camino Real in Mountain View and Highway 280 near the Los Altos/Sunnyvale border.  The problem hasn't been the Highway noise (although that doesn't help), its been the high voltage transmission lines that run parallel to highway 85 and the creek.       Along this corridor, buyers who might be adverse to highway noise, check the noise level simply by standing outside ...

In fact, Serra Park has long been considered one of the best parks in Silicon  Valley and the Peninsula. Opened in 1963, (I was at the Grand Opening), it has since grown to over 13 acres. The old "Lester's Field," was converted to add a parking lot, two tennis courts, multiple picnic areas and lots of rolling grass.      For the rest of this article Click Here

The Palo Alto Daily News reports about a proposal, with its accompanying environmental impact report, which talks about extending Mary Ave. over 237 and 101 with a four-lane bridge.  The intention of the new connection is to support the upcoming Moffett Towers, seven 8-story towers sporting 1.8 million square feet.  Before the report, local residents had expressed opposition to the extension because of the disruption to residential areas and the adequacy of the existing thoroughfares.  The public is invited to comment on this proposal until October 12, 2007.

There aren't rough waters around the Expressions of Sunnyvale and its roads Asilomar Terrace and Alpine Terrace.  ("Asilomar" means refuge from the sea.)  But there are train tracks close to Asilomar.  This might be a dealbreaker for some.  Others who are looking at the complex's low per-square-foot cost and close proximity to Downtown Sunnyvale and Downtown Mountain View may not mind the sound.[ Strengths | Weaknesses | Opportunities | Threats ]
