Okay, that was last month, what is the current market in the 95219 area code?  Where does that information come from?Our local multiple listing service collects data from the preceding month, January 2016, and that data gives us a good feel for the real estate market trends in our areas.  Are we in a Buyer’s or Seller’s market or a Neutral market?   How do you tell the difference?  Real estate is an inventory driven business, without inventory we would not exist.  The market we are in also depends on inventory and the demand for that inventory.   To be a buyer’s market there has to be more than 6 months of inventory within an area, while a seller’s market has less than 3 months of inventory within an area.   A neutral market is one where there is 3 to 6months of inventory in an area.   Can there be different markets within the same area?  Yes, it all depends on the inventory in an area and the demand for that inventory.   The area I specialize in is the 95219 area code in Stockton California and specifically in the Spanos Park West development.  Currently the inventory ...

 What does the price per square foot mean?  The price per square foot is a number that is arrived at by dividing the last sold price of a property by the number of square feet of the structure.  When seen as a graph it has to be remembered that the graph is showing average numbers.  These numbers are affected by the “mix” of high and low valued properties within an area. The price per square foot of a property gives an idea of what direction the market is moving.  Just using this number to come to a sales price for a property is not a good idea because of the “mix” of properties issue.  Each property must be evaluated on its own merits, taking into account the condition and amenities of that property.   The price per square foot in the 95219 area code is showing an upward movement.  The...

The experience of the first Stockton Color Fun Fest 5K Walk/Run at the San Joaquin Fairgrounds was great family time! It was a joy to see the old...the young...and the middle aged from the City of Stockton participated in the Color Fun Fest yesterday on Easter Sunday!
