Well the Signal Hill Real Estate Report - August 2013 reveals very steady real estate activity. Average prices and number of transactions remained close to the previous month. However a few fantastic deals were closed by fortunate buyers. Prices varied ranging from $155,000 for a 1bedroom 1 bath, 800 square foot condo (fantastic buy!) to a $830,000 4 bedroom 3 bath, 3089 square foot bank-owned home with unbelievable ocean views. Single family homes and condominiums are selling while prices are increasing. Low inventory levels are fueling a price appreciation. However the recent interest rate increase may slow the aggressive buying. Fun Things To Do in Signal Hill/Long Beach Classic Car Show in Signal Hill Searching for fun things to do in Signal Hill I was excited to attend the 23rd Annual Signal Hill Car Show on Sunday, August 4th sponsored by the Sultan's Car Club of Long Beach. It was a fun event produced, and attended, by car enthusiasts from far and  wide. To participate cars needed to be manufactured prior to 1976. (By the way I saw a 76 Pinto represented in the show, boy did that bring back memories.) Cash Incentives offered by Banks to sellers if they do a short sale Over the past 6 months we've seen more and more banks offer sellers cash incentives to cooperate with a short sale.  These cash incentives don't typically rely on the owners still living in the property.  It all depends on which bank your loan is with.   Homes Sold in Signal Hill, CA - 2012 There have been 50 homes that have closed escrow in Signal Hill, California year-to-date. The average sales price for homes sold in Signal Hill was just over $515,000 and only 90 days on the market, thus far in 2012.  Keep in mind that many of these homes were short sales and were on the market for as long as almost 1 year!  In 2011, there were 48 houses sold, with an average price of $503,736 and on the market an average of 102 days.  Homes sold in Signal Hill increased by about 2% year-over-year and days on the market went down by 10%. October was a relatively slow month for Real Estate in Signal Hill. Accroding to the SoCal MLS database, there were 13 sales in all of Signal Hill in October 5 Single Family sales 8 Condo/Attached sales No homes sold above $600,000. No condos sold above $400,000. Average days on market was 59.9 Signal Hill is left with 60 active listings as of 10/31/2009. So, what does all of this mean?  There are still over 4 months supply of properties available, and over 1/2 of the available homes are above $600,000, where there are very few buyers.
