  I See Why Water Was Coming Inside The Unit     Sometimes it can be difficult to verbally describe the problem to an owner or manager of a property. If we are lucky, there are clues left behind to help us in showing what had happened to cause the water intrusion. During a recent rain, water had gotten into a unit and it was hard for some to understand. In looking at the area od moisture intrusion, I found some help. There is a mark on the wall that was the height of the water during the storm. Just outside of the photo is the base of a hill. The water quickly filled the area and rose to a level above the concrete slab inside the building, so water seeped under the wall and into the unit. Sometimes it helps to look for better ways of describing what is happening with water intrusion. 02/11/2015

  I'm Having The Same Wood Rot Problem With My Home.     We often find ourselves working on tract homes in neighborhoods throughout the Sacramento Region. While doing dry rot repairs on one home, neighbors see what we are doing and know that they have similar problems on their own home.     It is always fun to get under a home and check things out. Maybe it’s because many do not bother to look under a home that things go unquestioned. I recently came across this puzzler while looking at a different issue. The arrow shows the flow of the main drain line, but the rest is a mystery. The white PVC pipe is not usually found glue to the black ABS pipe; it went down through the plywood and is not known where it goes. The fitting that it is attached to is odd also. The way it is installed, with the arm facing down, forces anything running down the main pipe to flow into this smaller white pipe. If it were intended to flow down, the black fitting is backward and should be at least the same size as the main pipe.   Having trouble turning your car key? How I solved the problem.   So I brought my truck in to have a fuel leak checked, we are getting closer to an answer. While there, I asked my mechanic about a problem I was having with the ignition, it was getting harder and harder to get it to turn. You may have experienced this yourself. The key gets stuck and you have to wiggle it a bit to get it to turn. That’s what I was dealing with. The problem had gotten really bad, sometimes taking several minutes of wiggling to finally turn over. When you have a lot of short trips it really is annoying and may even leave you stranded.   I had some really good caulking on my hands and it wouldn’t wash off, so I thought I’d try using some mineral spirits. Would the mineral spirits work? Good question, I wasn’t sure but wanted to try it. As I was applying the mineral spirits to a towel, some of it spilled onto the floor.       This really made me wonder if it was going to work!  J 11/24/2013

  FAQ – Do you work weekends?   There was a time when I would have said yes, every weekend. I have found that I can get a lot more done during the week, while weekends can be harder to get many things done. Suppliers may not be open on the weekend, hardware store are crowded with the do-it-yourselfers, and scheduling can be troublesome. So for the most part I no longer schedule to work on the weekend. There are things that I do – estimates, billing, banking and such – but you will not see me on the job site much. There are some exceptions but it would have to be a special situation.     08/08/2013

  Does the management know that you have a pet?     As a contractor who regularly goes into occupied units to do repairs, I see a lot of things that the manager may not. On occasion, I feel that I need to share with the staff some of the things that I see in my travels.
