A "balanced" market is 6 months of supply and we have gone from 3.2 months of supply last June to only 1.7 months of inventory today. Many people are wondering if home values are on the rise in the Santa Clarita real estate market. The answer is a qualified yes, but not by as much as some homes have been selling for. Even though some homes have been selling for considerably more than their listed price, it doesn't mean the value is worth the price paid. The home may well be worth the buyer's offer, but the buyers lender may not agree. When that happens, the buyer must produce the cash to make up the difference between the selling price, and the lenders appraised value. Good Morning!  Change is in the air regarding the local real estate market in the Santa Clarita Valley.  Current Active Listings have remained steady in the 340 range.  However the saleable inventory has declined as sellers have noticed the multiple offer and the new listings hitting the market are priced well above the previous sales of comparalbe homes in the same location.  The result has been less showing, less offers and sellers holding to a price that is not warranted.  Many of the homes that are selling face the problem of an appraisal.  Most home buyers are either unable or unwilling to buy a home at a price above what the lender conseders to be market value.
