If you have not signed up with training with some of the "best" Real Estate trainers in the world, think twice before making that leap. It makes me grin that they teach how to redirect conflict.  We function in a Public Servant farm, due to our background and current status with LAPD and LASD, we are about 80% sworn clientele.  They can smell this redirection technique and its application would hault our business dead in its tracts.  To take a "objection" which could be better classified as a "concern", and turn that in to an adversarial relationship after it is asked?  I had one of those personal coaches as did Paris for more than 1 year. Facts win over pitch.  Self-confidence without arrogance is king.  Reading and listening to your audience is also probably the most important thing. ...

We as Realtors rely on warm and cold calling, did you know that your cell phone numbers are becoming open game for solicitation now? I am trying to get the word out beyond the Santa Clarita Valley. Many people can barely afford their cell bills let alone gas at this point so everytime one receives a solicitor on the other end of the line. I myself hate getting cold calls from people trying to sell me something while I am tring to eat dinner or it's late at night. There is a time and place for everything and I do not believe in solicitating business over our cell phones you shouldnt pay for the call that you didn't want to get in the first place me either! I am going to provide you the national do not call phone number. You do with it as you please pass it on to your family, friends, co-...

Buyers, what are you thinking right now? I use the term "buyers" loosely. Let me qualify what I term are buyers.   A buyer is a person that has a strong desire and the need to buy something, anything. You can not classify a person a buyer by virtue of putting them in your car and driving them around for months. That's a person using you to site see your town and just might not be that interested in jumping in the pool yet.   OK, now that I have that out of the way, let me ask the question again. Buyers what are you thinking right now? Are you still waiting for the market to bottom? If so let me tell you a little secret. The only way to know you have hit the bottom of the market is when you look back on the past and realize that the graph is now pointing up. Ooops, too late, you missed i...

When I first moved out to the SCV I remember learning about one of my old schoolmates who had also moved out here in the valley.  I'm sure for all the same reasons most young families moved out here.  I would soon learn tragically of his sudden death at the age of  37.  I could not believe it, he was so young!.  He had a great job at the studios, had recently married, was a new father and living what most would call the "American Dream".  I learned one day he just collapsed at home and died.  I often wondered what had happened to his wife and child as they moved shortly after his passing?. A few years later by chance, a friend was sharing the story of his fiancé and how she was widowed and it sounded like my friend.   I asked was his name by chance (Friend's name) He said "yes" how did ...

I was on line the other day watching Rick Warren speaking and he shared a thought that resonated in me.  He asked those in attendance how do you spell love? Is this a trick question? Conventional wisdom and every academia would simply state that's simple L-O-V-E. But Rick spelled it differently he spelled it T-I-M-E. We tend to spend the least amount of time with those we deeply love? Why is that? I was asked the other day why do you go up to see your brother in law so often. Isn't it a two hour ride each way doesn't it get old? I guess if I simply looked at from a certain mindset I could use my time doing other so called more "important " things. But I decided to incorporate a saying I try and use everyday of my life in many different situations. That saying is "If you change the way y...

It's never too early to start planning when you want to buy a home. These seven steps will put you on track. 1. Decide on your price range Calculate how much you can afford. For example, if you can afford a maximum monthly payment of $1,000, you will be looking at a total loan amount of about $167,000 (assuming a 30-year fixed rate at 6 percent). And, remember, owners have different monthly bills than renters. Along with the mortgage payment, you'll have to pay homeowner's insurance, utilities and property tax. If you are realistic about your limits, you can focus on the right price range. 2. Look at your current budget Have a look at your income and both long- and short-term expenses. Include any expected changes. Will that new job mean a rise in pay? Are you planning an expensive wedd...

Curb Appeal Counts Try to think of your home's appearance as a form of advertising. You're ready to put your house on the market. Inside, it is beautifully decorated and sparkling clean. That bit of peeling paint on the porch and the bald spots in the garden won't bother prospective purchasers, right?   Maybe not. And then again, they may drive by, see these flaws and take your house off the list of houses they plan to view. First impressions count.   What real estate agents call "curb appeal" is the impact your house makes when seen from a car or the sidewalk. If the exterior of the house and the yard are tidy and well maintained, prospective purchasers walk in with a pleasant feeling of expectation that the interior will match up. If the lawn is shaggy, the windows are dirty and the d...

Real estate commissions: What you need to know Confused about real estate commissions? You're not alone. Here are some answers to a few of your most common questions. There's no question a good real estate agent can be a valuable resource when it comes to buying or selling a home. But how much is that help going to cost? First of all, if you're the one buying the home, it isn't going to cost you anything. The agent's commission comes out of the selling price. That means it's deducted from the amount the seller receives, not added onto the amount the buyer pays. Of course, it can be argued that as a buyer you are indirectly paying the commission by virtue of the fact that it's included in the price. But following that logic, all homes for sale by owner should cost less than those being s...

How much should you offer for that home? You've found a home you want to buy, but how much should you offer to pay for it? One of the most perplexing points in the home-buying process is the decision of how much to offer for the home you want to buy. If you offer "too much," you might experience buyer's remorse or feel the house was "overpriced." Yet if you offer "too little," you might infuriate the seller and lose your opportunity to purchase the property. So, what's the right amount? To answer that question, you'll need to do some homework and give some serious thought to how sincerely you want to buy that particular home.   Your agent can make offer recommendations Don't rely on the listing agent who represents the seller to help you decide how much to offer for the home you want to...

Buying a house is the largest investment most people ever make; yet all too often it's a decision made in haste without adequate preparation Use our list of common house-buying mistakes to avoid costly regrets.   1.  Doing it alone. Buying a house is a complex transaction. Even if you don't use an agent, you'll need a complete, dependable team: lender, lawyer, inspector, insurer, as well as referrals and advice from friends and family. Enlist the help of these individuals early in the buying process.   2.  Buying at first sight. You may be in love with the place, but does it fit your family's needs and budget? Make a list of your needs and wants and make sure the house fits your requirements. Check out the neighborhood and the community before you buy by visiting at different times of t...

Take a cue from high-end homes. Luxury homes showcase the latest in floor plans, appliances and décor. Check out your local tour of homes or visit some open houses in new construction neighborhoods. Living spaces like mudrooms and home offices are all the rage; formal living rooms are not. Stick with your style. Many experts agree that your remodeling projects should reflect the style of your home. For example, if you live in an ultra-contemporary condo, a quaint country kitchen might seem out of place and turn off potential buyers when you're ready to sell. Kitchen updates. The kitchen is the heart of the home for many families and in addition to food preparation it's also a place to pay bills and do homework. Today's kitchens tend to be open and often include cabinets for TVs, compute...
