JUST SOLD 29031 Flowerpark Drive Canyon Country, CA 91387! This wonderful four bedroom three bathroom Pinetree Tract home closed, December 16, 2014 in part due to our personal service, extensive marketing, our savvy negotiating skills, attention to detail and of course our amazing sellers! Another key component to this transaction was teamwork. Having a buyers agent who worked hand and hand with us, along with her buyers who were dedicated to purchasing this home. Like many other communities around California and across country, Canyon Country's real estate market has been retracting since August, with price reductions becoming the norm in this area. Combine these real estate market conditions and the shrinking qualified buyer pool, who mind you are seeing seeing these price reductions ...

Dear Family, Friends, Clients & Fellow Realtors,   Buying and selling a home during the winter and the holiday season in particular brings distinct advantages. There is less competition and both the buyers and sellers are highly motivated. Interest rates tend to be favorable during the lull due to the season, this is beneficial for both parties. There is more time for people buying and relocating to see homes. Homes show well during the festive time of year. People seem to be less pressured and more relaxed buying and selling a home during the holiday season. Loan approval process can be quicker and easier due to the slow down in transactions. Both parties benefit by saving time and being in their new homes with less pressure and are able to enjoy the process.     There are currently on...

Dear Clients, Family & Friends, Time for our Annual "get out & buy a home while you have the advantage" Newsletter.  You see, every year at this time we do our best to get our clients looking for a home make that move between Halloween and the end of February.  This is the time of year most buyers put their home search on hold.  There are more quality, well priced listing available with less competition for these homes during the Winter months and especially during the Holidays. The real estate market didn't develop this year in the manner that was expected.  This could mean that all of this pent up buying activity might come to a head after the first of 2015.  We know for sure that interest rates are extremely low and available at or near 4%.  This part of buying a home pays dividends f...

We have a system in place where those who are interested in the Santa Clarita real estate world can go to view how the market is fairing in each of the specific cities within the Santa Clarita Valley. We also have the cities of Granada Hills, Northridge, Porter Ranch and Sylmar as choices on the map interface. The data is taken from the local Boards of Realtors and is not manipulated in any way to influence a buying or selling decision. That is important when surfing the wild wild web for real estate data, information and statistics. Enjoy the option to see what the housing market looks like in the Santa Clarita Valley cities of Valencia, Canyon Country, Castaic, Saugus, Newhall, Stevenson Ranch. we have also included some of the other cities that we are active most within!

Everyone knows a good fish that got away story, so today we thought we'd share some of our past stories about the home that got away! We would love to hear your stories as well, so please feel free to share. As a local Santa Clarita, CA realtor, I've been fortunate to represent many friends and clients to buy and sell their homes. Sometimes our home buyers easily find their perfect home, but others have a more difficult time with it. Certainly, we do our due deligence in helping our buyers to develop their home search criteria, but when it comes to actually making a choice to make a serious offer, some home buyers have a hard time making up their minds.  Home Buyer's Often Become Motivated After Losing Out It's not uncommon for home buyers to move slowly with making a serious offer, esp...

There is no doubt that 2014 has been a disappointing year for home sales in Santa Clarita and the greater Los Angeles area. There are many reasons. The simply answer to why is prices have risen too fast over the past two years. Homes are not as affordable to as many people. Income has been stagnant while prices continue to rise. We are seeing price reductions at an alarming rate. However this has more to do with homes being listed too high originally than dropping prices. Home prices do continue to rise but at a slow pace. Home owners are now selling for reasons that have nothing or little to do with distress. There are very few foreclosures or short sales on the market to compete with. Many well qualified buyers remain on the sidelines expecting prices to drop. We are in the midst of a...

2014 has been a disappointing year for homes sales thus far.  The reasons that seem obvious to us include a slower than expect economic recovery, lack of quality jobs, stagnant wages and the enormous rise in prices over the past two years.  Take a look at the sale in Santa Clarita, Valencia, Stevenson Ranch, Saugus, Castaic, Newhall and Canyon Country comparing the time period between January first 2014 until August tenth 2014 as compared to the same time period in 2013                                   Active     Pending     Sold 2014        Sold Same Period 2013Santa Clarita          725          570              1,823                               2,150Valencia                  225          167                 542                                  642Stevenson Ranch    39             ...

When I first moved to Santa Clarita, I was told I lived in Saugus, but then someone told me I actually lived in Santa Clarita, but I could use either name on my mail.  Huh?  Then I heard other names:  Valencia, Newhall, Canyon Country, Castaic, Stevenson Ranch. Are these little cities next to Santa Clarita? I knew for sure that California Institute of the Arts was in Santa Clarita.  Then I saw the sign off Interstate 5 near the campus which says “Welcome to Valencia.” What?!  I thought it was Santa Clarita!  On the other side of town, the sign says “Welcome to Santa Clarita,” but the nearby library is named Newhall Library.  What’s going on?  Why so many names? Well, I finally figured it all out.  Here's the scoop:  Santa Clarita was incorporated in 1987 and combined the communities of ...

The Santa Clarita Valley encompasses six areas which include the City of Santa Clarita and surrounding unincorporated areas.  These six areas are called Valencia, Stevenson Ranch, Castaic, Saugus, Canyon Country and Newhall. There are currently 679 active listings in all of the Santa Clarita Valley.  Home prices have risen dramatically in the past two years.  The rising prices have allow many home owners to finally gain equity and thus be able to sell at a profit and move to another home or community. There were 1502 homes sold in the entire Santa Clarita Valley from May 1 to September 30, 2013.  The inventory of homes was extremely low and a large percentage of homes were garnering multiple offer.  The lack of inventory limited sales to only 300 per month. There has been low demand for ho...

Over the years, we at the Gregory Real Estate Group had the pleasure of helping many newcomers relocating from out of the area to Santa Clarita. There are many reasons for moving, but regardless of the cause, they all involve many tough decisions. The more local information an out of area home buyer has at their disposal, the less stress they will experience during the process. It's important to be as well informed as possible and that's why it's critical to have a local real estate professional to help with the process. Newcomers usually have little or no information about Santa Clarita, and it's difficult to find relevant and current information online. Here is some information specifically developed to help those moving from out of the area to Santa Clarita. Located about 30 miles n...
