Dear Clients, Friends & Fellow Realtors, This is the time to make hard decisions that will affect your financial future.  “Don’t cry over spilled milk” There is no crystal ball so timing the bottom of the market was just a guess at best.  Home prices began one year ago.   No one could have been sure of this until enough times had past. We are now in the midst of a full blown Seller’s Market.  The reasons for the turn-around are plentiful.  Jobs are coming back, banks have chosen to work with home owners in default rather than foreclose, consumer confidence is on the rise, home prices became too attractive and interest rates remain at historically low levels.   The good news is that the higher prices climb, the less people that will lose their homes.  New listings are already hitting the...

How about a dose of Reality?  Well, perhaps your Realtor hasn't told you but leave to me to give you the hard but true news.  If you were hoping to time the bottom of the market, well that ship sailed 11 months ago.  Home Prices have risen nearly 10 percent in that time period and they are expected to rise around 10 percent in the coming year.  Just like timing the bottom of the market is virtually impossible timing when the Interest Rates will rise and not drop is also impossible to predict.  It took nearly a year to realize that the bottom of the real estate market happened almost a year ago.  Interest Rates will one day rise and never be available again at the current historic lows.  Your Realtor will sell homes whether prices are low or high.  Their job is to inform, educate and rep...

It appears that the Mortgage Debt Relief Act of 2007 has been extended for one year to included(2013). Usually canceled debt is considered income, but a provision of the Debt Relief Act allowed borrowers "to exclude certain canceled debt on [a] principal residence from income. Debt reduced through mortgage restructuring, as well as mortgage debt forgiven in connection with a foreclosure, qualifies for the relief." (excerpt from IRS H.R.8 sect 202). This protection is limited to primary residences -- rental properties are ineligible for relief -- so consultation with a tax adviser is necessary to ensure that a borrower qualifies.[1] The amount of forgiven mortgage debt allowed to be excluded from income tax is limited to $2 million per year. This information has been taken from Wikipedia...

Don’t sell your home now unless… Abracadabra… It’s now a Seller’s Market! One of the best tools for making a decision is called the Ben Franklin System.  The scenario is you make two lists.  On one side you list the positive reasons and on the second list you list the negative side. Check out the Ben Franklin List for “Whether to Sell Your home at this time” Reason to sell your home now: The Best Reason to sell now is to “Avoid a Foreclosure”  A Foreclosure never leave your permanent record.  Selling by Short Sale takes a lot of paperwork and effort.  The reward, if successful, results in a clean record, the ability to buy a home within a year or two and the ability to quickly repair your credit. The next best reason to sell your home at this time is to “Avoid Falling Behind on Payments...

Dear Clients, Friends & Fellow Realtors, Plant this under the "be careful what you wish for" column!  For three to four years we we praying for more buyers and a decrease in home inventories in Valencia, Stevenson Ranch, Saugus, Castaic, Newhall, Canyon Country and Santa Clarita, California.  Our prayers have been answered to the extent that it has become virtually impossible to get an offer accepted.  Ever since late Winter and Early Spring of 2012 inventories have dropped steadily.  It was first noted that a heart pumping 300 homes were available for sale.  This was noted as drastically and unhealthily low inventory for the entire Santa Clarita Valley.  The numbers decreased to 259 in November.  This was enough to end the career of hundreds of Realtors as this is far less of the numbe...

Dear Clients, Friends & Fellow Realtors, Home Ownership is and has always been at  the top of the list for American Families!  Yes we went through a 4 year period where owning a home was a curse for millions for many Americans.  That had more to do with bad decision making on the part of the Government and Banks than the people that bought homes.  Home prices in Santa Clarita, California have risen by about 10% since the beginning of 2012.  The blessing for home buyers is that the interest rates are still at or near the same historic lows that they were at the beginning of the year.  Keep in mind the owning a home brings many benefits and locking in low interest rates and property taxes is a gift that keeps on giving until the home is sold. Here are a few tips that will help you make th...

Maintaining a Healthy Credit Score As a loan officer, I meet people every day with stable finances — a good job, money in the bank — who want to purchase a home. But many of those people are finding a roadblock to mortgage approval: a credit score too low to qualify with today's high credit requirements.   For people in this situation, it's important to remember that this isn't the end of the road; it's merely a delay in achieving your goal. Credit scores can be improved. With some basic knowledge of how credit scoring works, you can take steps to improve your score and meet many of your financial goals.   What is a credit score? A score is a snapshot taken by the three leading credit bureaus, TransUnion, Equifax, and Experian, that allows lenders to determine whether or not you will b...

Dear Clients, Family, Friends & Fellow Realtors, We wish you a Merry Christmas and Most Enjoyable Holiday Season. Dani & I have created a Holiday Event Page for you and your family! This may be your last chance to take advantage of lower home prices while also locking in lower Property Taxes and Interest Rates.  The amount of active listings in all areas of the Santa Clarita Valley is staggering.  There are now only 248 active listings.  For a comparison there were 454 closed sales in the month of July of 2005.  Too many buyers and not enough homes to purchase may be a bad situation but nowhere as traumatic as when the market was flooded with no buyers.  Let’s count our blessings!  Dani & I know that finding you a home during the holiday season might be your best chance to have less com...
